The Columbus Board of REALTORS mls home prices through November 2012

The graph is for home prices in the entire Columbus Board of REALTORS mls, a huge area.  The graph is for single family resale listings in the Columbus Board of REALTORS only.  The green line is active price (list price or "for sale" price.) The red line in the graph is average sale price by month for the past 15 months.  The average sale price for November on the graph is $174,000.  Average list says $194,000.

The average sale price of a home in the Columbus Board of REALTORS mls was up 13.7% from November 2011 when the average sale price was $153,000.  The average active ("for sale", list, asking price in the area is $194,000 down from $205,000 in November 2011. Average "for sale" price for a single family resale home in the area is down 5.4% from November 2011.

Good news?  The market is recovering.  That is good news for central Ohio sellers anyway.  Rising sale prices is  news for home owners in general.

Do you prefer median sale prices?  I don't.  The median sale price of a single family resale listing in the Columbus Board of REALTORS mls was $146,000 in November.  There is a separate graph I'd create if I was showing you median price.  It's a bar graph for median sale price.  I prefer a line graph myself.   The median sale price for the Columbus Board of REALTORS mls in November 2011 was $126,000.  Median sale price is increasing.

Why are prices in the Columbus Board of REALTORS mls going up?  The number of homes for sale in November was down 19.2% from a year earlier.  The number of homes sold in November was up 18.6% from November 2011.  Home prices go up when supply goes down and demand goes up. 

Homes in the Columbus Board of REALTORS mls  sold within 96% of their final list "for sale" price in November 2012.

The Columbus Board of REALTORS serves a large part of the middle of the state.  I work closer to home in northern Franklin and southern Delaware counties.

The information that will be released by the Columbus Board of REALTORS in a couple of weeks for November 2012  will be for all residential real estate sales in the Columbus Board of REALTORS mls.   Residential sales  include single family resale homes, new homes, condominiums and some multi family sales in the Columbus Board of REALTORS mls. I like to break out single family resale by itself.  I can do the same thing for new homes in the mls, condominiums and multi family.
