The Columbus Board of REALTORS ® mls (multiple listing service) covers a huge part of the middle of Ohio.
Monthly I try to share some information about home sales, inventory and home prices in part of Central Ohio.
Columbus Ohio real estate - Columbus and northern suburban Central Ohio

Worthington Ohio real estate - the Worthington City School District

I use Trendgraphix market reports to create the graphs for the market reports. Trendgraphix uses information supplied by the Columbus Board of REALTORS mls (multiple listing service) to allow creation of the graphs
I create graphic representations of Central Ohio real estate markets using Trendgraphix.
- A school district (in example the Olentangy Local School District or Columbus City Schools or Worthington City Schools)
- A zip code (in example Columbus, Ohio 43214, Lewis Center, Ohio 43035 or Columbus, Ohio 43240)
- A municipality or township* (in example the Worthington Corporation Limit, the City or Powell. *I don't believe I have ever done a township, our understanding of municipalities and townships has been somewhat limited on a whole. As the Columbus Board of REALTORS® mls makes mistakes in where a property a finable offense in August 2011 the information should get better.
The types of Central Ohio real estate market reports you will find on Discover Columbus Ohio, Worthington Old and News and S. Delaware County Homes include home sales, homes for sale and home prices. There are lots more reports (graphs) that can be made from the data, median sale price, pending home sales, absorption rate, price per square foot and more....
Central Ohio Home Sales

The green graph actually tells you about home sales for the last 15 months and inventory. Inventory is number of homes for sale.
Central Ohio Homes for Sale

The aqua graph tells you about months of inventory based on recent home sales for the past 15 months.
Central Ohio Home Prices

The line graph tells you about average home prices for the past 15 months. The green line is average active sale prices for the past 15 months. The red graph tell you about average sale prices for an area for the past 15 months.
I could do different time frames, than the 15 months.
I wish Trendgrapix did a line graph for median sale prices. Trendgraphix allows me to prepare a bar graph with median sale price information.
Rule of thumb...
In most cases am doing a market report for single family only - I do Worthington condos. I may do s. Delaware County condos in the future or northwest Columbus condos but unless it says "condos or condominiums in the report, a graph and market report is homes listed as single family homes in the Columbus Board of REALTORS mls. Trendgrahix used to lump condos in with single family homes. I believe it gave a distorted view especially when it came to home prices in some areas.
The Columbus Board of REALTORS reports monthly on residential sales.
Your Central Ohio real estate market is smaller. If you are a home owner it is smaller. If you are looking for a home the area is smaller.
The Columbus, Ohio real estate market is big, quoting the media:
"The real estate board’s report include information from most of the traditional seven-county Columbus region, as well as parts of nine nearby counties."
I cover just parts of Franklin and Delaware Counties.
