This graph is showing home prices for homes in the Dublin City School District. The green line is average active price for the last 15 months through May 2011. The red line is average sale price for the past 15 months. This graph and the market report for May 2011 are only single family homes in Dublin schools.
Good news for buyers: Dublin average home active price of $442,000 is down 9.8% from May last year. That's been an ongoing trend this year. Lower listing (active prices) than 2010. Good news for sellers: Dublin's average home sale price of $333,000 is up 8.1% from May 2010. Median sale price of Dublin homes is up also!

Home sales in May 2011 (closings) were down 40.9% from the 93 May 2010 home sales. The tax credit in 2010 ended at the end of April.

The 7.6 months of inventory based on recent sales is pretty balanced. The inventory of homes for sale is up 72.4% from May 2010 when there was 4.4 months of inventory.

The Dublin, Ohio school district includes properties in Delaware, Franklin and Union counties. The Dublin area has two zip codes, and not all homes in the 43016 and 43017 zip codes are in Dublin schools. If Dublin or another Central Ohio school district is important to you, double check the property tax records and the school district attendance area of any home you are interested in.

The homes in this graph and market report include homes with addresses that are not "Dublin, Ohio" mailing addresses. Examples are parts of the Brookside Woods neighborhoods as well as Brookside Colony, Oakridge Meadows, Sawmill Forest, Summitview Woods and Whispering Pines. There are subdivisions including Brookside Woods and Olde Sawmill that have homes in more than one school district. Brookside Woods and Olde Sawmill some homes are in Dublin schools and others are in the Worthington City School District.
Remember to double check the school district on all homes, if that is important to your family. Not all homes with a Dublin address are in Dublin schools, there are homes with a Dublin mailing address in Columbus, Hilliard and Worthington schools... perhaps other school districts too.

Maureen, that's good news for sellers who can hope to come near their asking price provided they don't overprice their homes. I imagine, competition for "good" homes is heating up as well. All the best!

Thanks.... Westerville average sale price was up in May, Worthington average sale price was up slightly over May 2010... Olentangy schools average sale price was down ;- (
