Dublin home sales a market report for March 2011

The 36 single family homes that sold in Dublin schools in March 2011 is down 18.2% from March 2010. Remember though home buyers in March 2010 were often getting a tax credit. The home buyer tax credits ended in April 2010 but the sales could close as late as the end of September, 2010 I believe. Originally the transaction were supposed to close a couple of months earlier to qualify the buyer for the tax credit but that changed. The home buyer tax credits transactions had to be written by the end of April 2010 and that did not change. This graph shows closings, not pending sales. Look Dublin home sales were up in October and November over September though.
Our market is seasonal, March sales were 28% higher than February 2011 sales.
The number of homes for sale in the Dublin City school district is down 10.9% from a year ago. Based on recent closed home sales the months of inventory is 10 months which is just slightly higher than last year when there was 9.2 months of inventory. Months of inventory based on the current sales is up 8.9%. It is a buyers market, plenty of homes to choose from.
The average sale price on a Dublin home was up 19.8% in March 2011 over the previous year, at $314,000. March 2010 average sale price for the area was $262,000. The $314,000 average sale price was down 3.1% from the average sale price for the area in February 2011. The average active price of a single family home in the Dublin City School District was down 11.5% at $429,000. The median price of a Dublin (single family home in the Dublin City School District) home was up 18.2% from March 2010. On average homes in Dublin schools sold within 94% of list price in March 2011.
Dublin home sales - neighborhoods
The Dublin, Ohio school district includes properties in Delaware, Franklin and Union counties. The Dublin area has two zip codes, not all homes in the 43016 and 43017 zip codes are in Dublin schools. If Dublin or another Central Ohio school district is important to you, double check the property tax records and the school district attendance area of any home you are interested in.
Neighborhoods in Dublin schools include Ballymead, Campden Lakes, Donegal Cliffs, Dublinshire, Hawks Nest, Muirfield Village, Olde Sawmill (part, part of the neighborhood is in Worthington schools), Riverside Green, Riverside Hills, Tartan Ridge, Tartan West and many others. There are homes in the Dublin City School District that have Columbus and Powell mailing addresses. Perhaps others. The homes in this graph and market report include homes with addresses that don't scream "Dublin, Ohio." Examples are parts of the Brookside Woods neighborhoods as well as Brookside Colony, Oakridge Meadows, Sawmill Forest, Summitview Woods and Whispering Pines. There are subdivisions including Brookside Woods and Olde Sawmill that have homes in more than one school district, in those two examples some homes are in Dublin schools and others are in the Worthington City School District.

Hi Maureen. How are you doing this fine day? Looking at the most recent trends looks like the glimmer of a recovery in home sales there in Dublin if we don't bet it being just seasonality. Not too far off last year's pace. The second half of the year I think will be telling as to what is really going on.
