This graph is single family homes only.  The light green bars shows Hilliard homes for sale for the past 15 months and the dark green bars show Hilliard home sales.  The graph shows homes for sale and home sales through December 2011.  Inventory went down and home sales went up.  Hilliard home sales were up in December 2011.  Sales were up from a year ago and up from November 2011.  

Compare the Hilliard real estate market to Franklin County.  

Hilliard home price update-  the December average sale price was up too!  The December average sale price  was $192,000, an increase of 7.3% over November 2011.

The number of Hilliard homes for sale were down 9.5% from December 2010 and down 12.3% from November 2011.  The 50 homes sold in December 2011 was up 8.7% from a year ago... and up 38.9% from November 2011.

The Columbus Board of REALTORS announced November 2011 sales today December 21, 2011:

The real estate market in the Hilliard City School District,  the average sale price was $159,500, down 5.5% from November 2010.  The Columbus Board of REALTORS reports residential properties (includes condominiums.)   The focus of the news release from the Columbus Board of REALTORS was sales increase but it says sale prices were down in November for the entire MLS.  November 2011: Columbus Home Sales Up

Average active (for sale) price - $242,000

Average sale price - $176,000

The average active (for sale ) price is down 7.6% from a year ago.  The average sale price of a single family home in Hilliard schools is down 12.4% from November 2010.

Mill Run, Hilliard Ohio 43026 the grass is greener

 

 

Irrigation systems are not all that common in central Ohio. They certainly are uncommon in homes under $200,000.

 

• 496 properties single family homes in the Columbus Board of REALTORS mls are listed as having an irrigation system.   
• 54 homes priced under $250,000 of 7278 properties .7%
• 32 homes priced under $200,000 of 6401 properties .5%
• 12 homes priced under $150,000 of 4903 properties .24%

Irrigation systems the 496 of  9,461 single family properties on the mls (multiple listing service) at 9:42 AM EST on December 19, 2011 total.  That is .5% 

The 9461 homes were all the homes in the Columbus Board of Realtors mls, all counties.  An irrigation system is just NOT that common. A green irrigation system is really rare.

The Mill Run website describes why the grass is greener in Mill Run:

"A master irrigation system with about thirty (30) miles of pipe and 1,700 sprinkler heads covers all street rights-of-way and pond easements. The system is designed to also irrigate all private properties within the 350 acre complex. The master irrigation system draws water from the central pond which totally eliminates the use of potable water and significantly limits the use of natural surface or subsurface water resources for the irrigation of turf and plant materials on the total project site. The irrigation system uses harvested or captured rainwater for watering all landscaped areas."

The Mill Run development was built inside 270 in the mid 80s.  Part of the Mill Run mixed use development is in the City of Columbus and part is in the City of Hilliard.  I believe the entire Mill Run development is in the Hilliard City School District.  It is always important though to check the county records of any property you are interested in  to verify the school district.

Mill Run has office buildings, retail, a huge church, restaurants, retail and residential properties including apartments (I do not work with rental properties), condominiums and single family residences.

Months of inventory (Hilliard homes for sale) went up in October 2011 but the 8.5 months of homes for sale is lower than the 10.3 months of homes available in October 2010.

Sales were up in Hilliard in October 2011, the 56 homes was up 16.7% from October 2010 sales.  The 478 homes for sale is down 3.6% from October 2010 when there were 496 Hilliard homes for sale.   There is 17.4% less months of Hilliard homes for sale in October 2011, due to less inventory and increased home sales.

September 2011 home sales were slightly better than September 2011, 58 sales vs. 55 a year ago.  The number of homes for sale was down slightly too, 505 compared to 520.

The average active (for sale)  price of a Hilliard home in August 2011 was $252,000 compared to $255,000 in August 2010.  The average active Hilliard home price has decreased the past three months.  The average sale price in August 2011 was $209,000, identical to the August 2010 average sale price for the area.  

Median sale price of a home in Hilliard plummeted in August 2011 to $167,000.  You can not see median in the chart above, that is a whole 'nother graph.   The $167,000 median sale price of a Hilliard home is down 7.2% from August 2010.

Hilliard average sale price of $209,000 was down 1.4% from the August 2010 average sale price of $212,000.  Coincidentally the average sale price in August 2011 was 1.4% from July 2010 as well.  The average active (for sale ) price of a Hilliard home is down 1.2% from August 2010.
