Average sale price - $198,000

The average list price of a single family home is exactly the same as in February 2011.  The average sale price of a Worthington home is down 4.8% from February 2011.  Home sales were up and inventory is going down in Worthington schools so home prices should go up.

The Worthington City School District includes homes in the cities of Worthington and Columbus.  Homes in the Village of Riverlea are in Worthington schools.  Homes in unincorporated areas in part of Sharon and Perry Townships are in the Worthington school district.

Neighborhoods in the City of Worthington include Colonial Hills, Old Worthington, Worthington Estates and Wilson Hill among many others. This graph shows single family home sales in the Worthington City School District for the past 15 months.  Sales are up!  There were 51 homes sold in September in comparison to 31 in September 2010. Sales have been up over 2010 for the past three months.   Inventory (the light green bar) is lower than a year ago too.

Worthington home sales were up 64.5% in September 2011.  Homes for sale (the light green bar) was down 13% from September 2010 when there were 297 Worthington properties for sale. The 258 Worthington homes for sale is down from August 2011 as well.

The graph shows inventory (homes for sale, in this case single family homes in the Worthington City School District) for the past 15 months.  The 3.8 months of inventory is low in comparison to other many Columbus area school districts. Compare homes for sale in Worthington schools with Franklin County, Ohio homes for sale July 2011. The 7.5 months of inventory (homes for sale) in Franklin County in July 2011 is pretty balanced, not a buyers market (lots of homes to choose from) and not a sellers market (buyers have less homes to choose from.)

The average active price, the green line in the graph, Worthington homes for sale,  $253,000 in May 2011 was down 7% from May 2010. The average sale price (Worthington homes sold) of $219,000 was up 1.4% from last year.  The graph and market report for Worthington home prices are single family properties only.

This graph shows inventory of single family homes for the past 15 months in the Worthington City School District.  There are 5.5 months of homes for sale based on April 2011 home sales in the area.   That is balanced (not a buyer's market, not a seller's market.)  There are bound to be price ranges and neighborhoods in Worthington schools with a shortage of inventory... and others with lots of inventory.

The 5.5 months of inventory is down 26.2% from March 2011 but up 55.9% from this time last year when there was only 3.6 months of homes for sale.

Homes sold in April were up 40.6 from March 2011.  April Worthington home sales were down 25% (40 vs. 60 a year ago) from last year.  There was a tax credit for most buyers on homes in contract by the end of  April 2010.  The homes in this graph reflect closed home sales.

Our market is seasonal, home sales in 2011 were 30, in February 2011, 32 in March 2011 and 45 in April.

  • Median sale price $179,000

The average sold price is up 1.4% from last month.  The April 2011 average price of 224,000 is up 1.8% from April 2010.   The median sales price for a single family home in Worthington schools in April was identical to last years at $179,000.

With 31 home sales in March sales in the area were down 45.6% from last year.  Homes for sale is up 16.5% from March 2010. That is 7.7 months based on recent sales.  Last year when there was a tax credit available to many home buyers there was just 3.6 months of inventory based on closed sales.  

Average sale price is $217,000 for the Worthington schools single family home in March 2011.  That is only down 1.8% from March 2010.  The average active price (price for Worthington homes for sale) is down 7% from this time last year at $252,000.  Active prices (price of homes for sale) are down pretty uniformly   across Central Ohio.  The median sale price for the area in March 2011 was up 3.7% from last year at $197,000. Homes sold on average within 95% of the final list price.
