#10 Houston Becomes #1 REALTOR® Association

In August 2009 the Houston Association of Realtors® (HAR) officially became the largest local Realtor® board in the United States following a recent rise in membership and a decline in membership at the Long Island (New York) Board of Realtors® (LIBOR). HAR, with a membership of 23,354 surpassed its long standing rival for the top slot by 118.These two have long been the largest local associations by far, with the Greater Las Vegas Association of Realtors® holding the third spot with nearly 10,000 fewer members. Congratulations to Bob Hale and his team.

 

#9 Metro Brokers Switches Franchise Brands

With 2,000 sales associates the brand switch Metro Brokers made in December 2009 from GMAC to Better Homes & Gardens recorded the largest move of one brokerage company from one franchise brand to another. The departure away from the #1 GMAC franchise in the world to become the #1 BH&G franchise in the world was a major move and strongly refutes the high value many franchises have attached to their brands. Many observe this move as the beginning of more swaps to come as franchisees increasingly look for more than just a name. They want visionary leadership, quality training, technology, Internet and social media savvy solutions and, above all, a dependable partner.

 

#8 RE BarCamp Sets Event Benchmark

RE BarCamp is an ad-hoc gathering of people (real estate professionals from different facets of the business) that share and learn in an open environment. It is widely referred to as an “unconvention” with no pre-determined programs or invited guest speakers delivering PowerPoint presentations from a stage. Rather the structure follows a round table of open discussion concerning topics sourced from the registrants and as a result of interaction between attendees. It may only have started in August 2008 but in 2009 it exploded to over 20 major cities across the country and is currently one of “the happening” events in real estate.

 

#7 RVM’s & AVM’s Become Strategic

AVM (Automated Valuation Model) is the term widely used to describe providing property valuation by using a mathematical algorithm based on the data. In real estate AVMs calculate the value of a specific property by analyzing the value of comparable properties sold and registered. The newly announced RVM (Realtor® Valuation Model) follows the same mathematical analysis but hopes to aggregate the information available from 700+ MLS' (Multiple Listing Service) across the country. The NAR, the driver behind the RVM, hopes that this model will become the default valuation method for all financial institutions nationwide. If achieved, this will be a major industry game changer.

 

#6 Realtor® Credit Union Celebrates First Year of Operation

Exactly one year ago at the 2008 Realtors® Conference & Expo in Orlando the NAR announced that it had received regulatory approval and a charter for Realtors® Federal Credit Union (RFCU). The Rockville, Maryland-based Credit Union works in partnership with the NAR as a Realtor® Benefits Program Partner, but it operates totally separate from the NAR with its own board of directors and management team. Now, one year later, RFCU has 3,000 members, $25 million in assets, $16 million in deposits and $8 million in loans, making it larger than 60% of all credit unions today; impressive. With a stated goal of being in the top 5% of all credit unions within 5 years the RFCU is definitely a sleeping giant.

 

#5 Keller Williams Climbs to Third Largest Real Estate Franchise

In March Keller Williams Realty Inc. announced at its 2009 annual convention that it had moved ahead of RE/MAX International to now claim the third-largest real estate franchise in the U.S with 72,794 associates at the end of 2008. This was according to a study by Steve Murray of REAL Trends. According to Keller Williams the growth gained momentum during the last three years of the down turn where it outpaced most other real estate franchises that had lost agents. During the period from 2006 to 2008 KW increased its associate count by an astonishing 52%. Watch out Century 21 and Coldwell Banker. You have someone coming up fast in your rear view mirror.

 

#4 Short Sales & Foreclosures Maintain High Visibility

After increasing more than 30% per year for the last four years, some estimate that foreclosures will drop to about 1.75 million in 2010/11. The Treasury Department continues to place pressure on mortgage lenders to make trial loan modifications permanent. Furthermore in December the Treasury set long-awaited guidelines designed to simplify and speed up the short sale process through its Home Affordable Foreclosure Alternatives Program. Until now the short sale process has been cumbersome for all involved; taking as long as eight to ten months to get a transaction to close. The program goes into effect April 5, 2010.

 

#3 Brookfield RPS Acquires a Great Solution

Announcing their second largest acquisition in November 2009 Brookfield RPS became the owner of Real Living Network Services. Combining all the residential real estate brokerage companies Brookfield now owns in Canada and the U.S., they are one of North America’s Top 10 leading residential real estate franchises with more than $20 billion in annual home sales and an estimated 30,000 agents. The reason the Ohio-based Real Living acquisition is such a great solution for Brookfield is that the GMAC franchise they acquired last year was lacking momentum, a CEO and contractually had to replace the name. This acquisition provided them a solution for all three challenges with very little duplication.

 

#2 RPR Becomes the NAR Convention Buzz

Squeezing in a botched (who was invited and who wasn’t) and a confusing (intermingling a B2B and B2C initiative) talking head video press announcement a week before the NAR convention was surprising. However, the timing was great as the buzz propelled the Realtors® Property Resource (RPR) into the most discussed and debated topic at the convention. Billed as the largest single source of real estate information in the world and the “ultimate” member benefit it is also ridiculed as a threat to MLS' across the country. One thing is certain, it is the most significant project undertaken by the NAR in years.

 

#1 Extended Tax Credit Helps Boost Housing Market

In the hopes of sustaining the real estate market's recent momentum, President Obama signed the Worker, Homeownership and Business Assistance Act of 2009 in November, extending the FTHBC until April 2010. The legislation includes language that significantly expands the popular first-time homebuyer tax credit to more than two-thirds of current homeowners and nearly all first-time buyers. This, in its own, will not save the housing market but it sparked a rush to buy homes before the extension was approved in November. This resulted in an increase of 7.4% over October for a record 545,000 housing units sold. With rising unemployment and a sluggish economic recovery, let's hope that the incentive created by the Tax Credit carries the housing market through to the summer of 2010.

Real Living HER Loves Z? Loves Z Not?

daisy Real Living loves Z loves Z not Columbus real estate expert Harley Rouda Jr. of Real Living HER  talked about Zillow... on Channel 4 News, the local NBC channel 6:00 broadcast tonight.

Z is  for Zillow. I never watch the 6:00 News but an email that Harley Rouda Jr. was going to talk about Zillow and Cyberhomes on NBC4  6:00 news got me sitting down in front of the tube.  

I wondered why he was talking about Zillow and Cyberhomes... 

Duh? Record traffic in July 2009.  I don't think there was any mention of Cyberhomes.  The Cyberhomes site estimates value of homes too.  Not sure if Cyberhomes had record traffic in July too.

Zillow 2009 Traffic Stats

Zillow's "Zestimates" estimates of value are the main attraction on their site.  Zillows been around for a few years now.   Spencer Rascoff of Zillow has the top slot on the ActiveRain dashboard  talking about traffic on their site "Zillow July 2009 Traffic Stats"

Zillows overall traffic is up, Rascoff wrote: "Zillow recorded 8.7 million unique visitors in July, 64% more visitors than July 2008."

and "Much more important than our overall traffic and its growth is how big Zillow is in your particular area. So again, I'm pleased to show you here exactly what our traffic is in every city in the country, and its accompanying growth rate."

Year over year Zillows traffic in Columbus was up 112% if I am reading the Zillow report correctly.

So what did Harley Rouda Jr. the CEO of Real Living have to say about Columbus people using Zillow to know the value of their property?  To paraphrase I believe he said that Zillow may not reliable for homes in Upper Arlington, Clintonville, Bexley... older areas of Central Ohio.  That if the houses were all the same an automated method of valuing property would be reliable.

Rouda did NOT mention Worthington, but Worthington is old....

Drat he did not use the word Unzillowable.

We real estate agents have an interesting life.  Most of us are independent contractors yet we are often part of a brokerage which may have many other independent contractors joined by the umbrella of a principal broker.  This can make for some interesting working environments.  An office can turn into a place of secrets and sometimes it can get down right nasty.  It doesn't have to be that way.  I chose to hang my hat at my broker for many reasons - here are my top ten.

For me, I need to feel I am surrounded by people who can laugh, be supportive, and who are not afraid to share ideas that will improve my business as well as further the reputation and financial success of the brokerage itself.  Working for a broker who is seen as successful and innovative as well as caring about the community and the agents who affiliate with them is very important. Sure commission split and compensation are important but the bottom line is working somewhere that you can feel at home and be proud to say you are a part of.

If you are not currently happy with your working environment there is only one person who can change it and that is you.  Life is too short to spend it wishing you were somewhere else and complaining that things are not the way they should be.  I hope you will all either work to change the environment at your current workplace or find the strength to change your workplace to somewhere else.

Happy Fall

Real Estate Brand - RE/MAX

Ken Tracy of RE/MAX - Naperville wrote a post on ActiveRain about Re/Max... Why RE/MAX?  

a comment:

"Easy Ken... that RE/MAX kool-aid is dangerous. You've broken the biggest blog rule by pitching yourself and your company. RE/MAX is just one way of doing business."

Well of course RE/MAX is just one way of doing business, Ken's choice and he's writing about it on his ActiveRain blog..."the  biggest blog rule" is against pitching yourself and your company?  Huh?  Do you feel there is a rule against blogging about your brand or company? 

Is being loyal to a real estate brand akin to standing in line to drink poisoned Kool-Aid? Re/Max, Coldwell Banker, Keller Williams, Exit, GMAC, ERA, Prudential, Century 21... IMHO one of the cool things about social media is that we mix with those from other brokerages.  Yeah we do that at the board for committees...too, kinda sorta.

Real Estate Brand - Exit Realty

An agent from my market, who is with Exit Realty posted an entry on her ActiveRain blog, Valerie McMichael wrote about Exit Realty

The first comment was:

"No offense Valerie, but is this real estate or Am Way"  I believe he must have meant "Amway."

Next comment....

"Your 30 second commercial is up.  This is not what AR is about."

A Keller William's agent understood something in Valerie's post to be Valerie referring to Keller-Williams so commented with a link to something he wrote, whatever he linked to has been deleted.

Brand wars?  It was Valerie's third and last post on ActiveRain.

Real Estate Brand - Real Living

The brokerage I work for, Real Living HER is part of Real Living, recently Chris Svec,  "the Vice President of New Market Development for Real Living, Inc"  joined ActiveRain.  Chris sells Real Living Franchises.  Don't want to buy a franchise or be recruited?  Run past Chris's blog... run quick. Or maybe Chris will start posting jokes and recipes on ActiveRain to win friends and influence people, only time will tell.

Last week Chris Svec had an agent with an indepependent broker camping out on his blog. edit He is with a national brand ??? I must have had him confused with someone else.  A funny comment on Brad Whiteman's blog (a Real Living Franchisee's blog) ABOUT Chris Svec says:  

"WOW, so the companies that were doing some of these things before HER/Real were not really the first one's? 

I am on a fact finding mission for half-truth's and lies out of the Real Living camp after reading some of Chris Svec's slanderous comments and witnessing his attempt to encourage real estate broker price fixing, even though he himself is not licensed and probably unaware of what he is and is not allowed to say when representing his employer...even though he thinks a disclaimer gets him off the hook.

I see that I do not have to look far for what I am looking for...it just took three or four clicks to find more.

Al Gore just called me.  He said he didn't actually invent the Internet, but that Real Living did.  (sarcasm, of course, since I do not practice lying...this little thing unheard thing called "code of ethics" that I adhere to.) "

Psst...  I believe Chris Svec is licensed in Ohio.  Wow... what did Real Living ever do to him?

I went looking for Chris encouraging "price fixing" or Chris slandering anyone or another brand and I can't find it...    If you read his blog assuming Chris Svec is not going to write about Real Living, you will be disappointed.  In fact you may become a raving, ranting lunatic if you continue to read Chris's blog if you have something against people blogging about their brand, or against Real Living.  Above is from Brad Whiteman's Who's First Real Living which is all about Real Living.

I was at the Real Living convention this week, Momentum 2008 but I must have missed the Kool-Aid.

Real Living, it's a good sign...

Real Living HER signThere's a Real Living 'For Sale' sign is in a music video. 

On our company intranet it says: "Real Living has hit the country music circuit! A Real Living yard sign can be seen in the new Montgomery Gentry music video for their song "What Do You Think About That?" The yard sign is shown a few times within the first minute of the video. " 

Montgomery Gentry "What Do You Think About That" (full length video) is on CMT.com Click on the song title to play the video... you may have to watch a commercial first, once I got a Chevrolet commercial, but usually I get a commercial for Kraft Macaroni and Cheese.  Once or twice I got away with seeing the video without watching a commercial!

Must be new, I can't find a YouTube of the video.  I like music videos.  I especially like music videos when they tell a story.

This video tells a story but I don't get it.  The song is about gossip?  People talking about people?  People caring about what people think about them?  Or not caring?  There is a neighborhood, there's a house with a Real Living sign, there is a couple who bought the house? There's a moving truck.  Moving in? The motor cycle (a "Vengeance Banshee"?), the drag race? They lost me. 

It's a Real Living sign but I am not sure which market or what franchise. I saw the logo.
