To qualify for tax credits the properties needed to be in contract by April 30, 2010 and originally needed to close by July 31, 2010 but the time to close on the properties was extended to the end of September, 2010.

Home sales in the area in March were down 3.4% from last year but remember there was a big tax credit for home buyers in 2010.  Inventory (Olentangy schools homes for sale) is down drastically from last year, down 17.7%.  While 541 houses are a lot of homes, 657 homes were on the market a year ago.  There is still 9.7 months of inventory based on recent home sales in the area, plenty to go around.  It is still a buyers market in Olentangy schools.

How are home prices this year?  The average active price of a home in Olentangy schools is down 2.2% from March 2010.  The average sale price in March 2011 was $310,000, identical to March 2010.  The median price in the school district was $244,00 down 16.2%  from March 2010.   The March 2011 median sale price was down 4.7% from February. December 2010 home sales were just down by one from December 2009 and homes for sale were down 3.3%.  Homes for sale in the Olentangy Local School District in December 2010 was down 28.6% from November 2010, houses pulled off the market for the holidays?  It follows a similar pattern to November and December 2009.  

The average sale price was up 8% from December 2009.   Average active price in the area in December was down almost 9% from December 2009.
