In March, the number of Franklin County, Ohio single family homes for sale was down 23.8% from a year ago.  Home sales in the county were down 5.9% from March 2011. While 4617 is a lot of homes, it varies from city to city, among school districts and neighborhood to neighborhood.

  • Average list price (active) - $180,000
  • Average sale price - $149,000


Franklin County, Ohio home sales were up 5.2% in February 2012 (compared to February 2011) and up 8.9% from January 2012.  The number of single family homes for sale were down 24.1% from a year ago.  The $149,000 average sale price for a Franklin County, Ohio home is up 13.7% from a year ago.

Columbus home prices - average sale price - $92,000*

Dublin home prices - average sale price - $299,000

Gahanna Jefferson - average sale price - $335,000**

Grandview Heights - average sale price - $232,000

Hilliard home prices - average sale price - $198,000

Plain Local (New Albany) - average sale price - $459,000

Upper Arlington - average sale price -  $392,000

Westerville home prices - average sale price - $172,000

Worthington home prices - average sale price - $198,000

Selected school districts in northern Franklin County.  The information for the Columbus school district (and all others) is for the entire school district.  Columbus is a huge district and very diverse in housing and house prices. 

** freakiness in Gahanna.  Last months average sale price Gahanna Jefferson home prices- see the graph showing the average sale price in Gahanna shooting up to $335,000 in February 2012.

The number of Franklin County Ohio homes for sale in December 2011 were down 23.5% from a year ago.  Franklin County home sales in December 2011 were down 11.5% from December 2010. Decreasing inventory may mean higher prices in some areas of Franklin County soon.

This graph shows the inventory ( the supply of homes for sale in Franklin County for the past 15 months) through October 2011.  In my opinion this graph looks like the market is improving.  Of course you have to look at a lot more than inventory.  Six months of inventory is a balanced market, not a seller's market, not a buyer's market.  7.7 months for the county is not bad.

Months of homes for sale (inventory) for the  county is down 20.2% from October 2010.  The number of homes for sale is down 15.4% from a year ago . October home sales in Franklin County were up 6% from October 2010.

Above are all for a school district, what about the actual suburbs?   The municipalities of  Columbus, Dublin, Hilliard, Westerville and Worthington?  The only municipality in Franklin County I sometimes publish is on Worthington Ohio real estate, the October 2011 results:

  City of Worthington homes for sale - 3.6 months

Columbus -7.7 months
Dublin - 10.3 months
Hilliard - 9.3 months
Westerville - 6.0 months

Other important (to me) Franklin County municipalities:

Gahanna - 5.6 months
Grandview Heights - 6.3 months
New Albany - 9.2 months
Upper Arlington - 6.8 months

"Months" is months of inventory for sale based on October 2011 sales.

This graph shows home sales in Franklin County, Ohio for the past 15 months.  The dark green bars are home sales.  The light green bars in the graph are homes for sale.  Franklin County home sales in September 2011,  730 compared to 711 a year ago in Sepetember 2010. 

The 6173 Frankling County, Ohio homes for sale is down from both August 2011 and September 2010. 

The graph is Franklin County single family homes only, the graph does not include condos.

Home sales were up 2.7% in Franklin County Ohio in comparison to a year ago, 730 vs. 711. September 2011 home sales were down  22.7% from August 2011, we are seasonal!

The graph shows Franklin County Ohio home prices for the past 15 months through August 2011.  This graph and market report are for single family properties only.  The August 2011 average sale price of $172,00 is the highest we have seen in 15 months.  The average sale price of a home in Franklin County was $166,000 in August 2010.

Average Franklin County active (list price, the "for sale" price) is virtually unchanged since April 2011 at $192,000.  The average active price was $194,000 in August 2010.

The average active price in Franklin County in August 2011 of $182,000 was down 1.6% from a year ago.  The average sale price of $163,000 is up 2.5% from August 2010.

In May the average price of active single family listings in Franklin County, Ohio was down 3.5% from May 2010. The May 2011 average sale price of a Franklin County, Ohio home was down 4.3% from a year earlier.  The $154,000 average sale price was up 3.4% from the previous month. Franklin County home prices in 2011 are slowly, steadily increasing... average active (list) and sale prices for Franklin County single homes are shown in this graph.

Average sale price is up 10.9% from March 2011's average sale price.  The April 2010 $152,000 average sale price is exactly the same as April, 2010.
