 Dublin home prices a market report for February 2012

• Average list price - $446,000
• Average sale price -  $299,000

List price is up 3.2 from a year ago and the average sale price of a home in Dublin schools is down 5.7% from February 2011.  Sales of homes in Dublin schools were up 27.6% in February 2012 and inventory was down, yet average sale price is still not rebounding.

Dublin, Ohio schools includes properties in Franklin, Delaware and Union Counties. The most recognizable Dublin area has two zip codes, 43016 and 43017.  However not all homes in the Dulin, Ohio 43016 and Dublin, Ohio 43017 zip codes are in Dublin schools.  If Dublin or another Central Ohio  school district is important to you, double check the property tax records and the school district attendance area of any home you are interested in.  There are homes with a Dublin mailing address in Columbus, Hilliard, Powell and Worthington schools... perhaps there are homes with a Dublin address in other school districts too, it gets complicated in some price ranges.

The number of homes for sale in December 2011 was down 11.6% from a year ago.  The number of home sales in Dublin during December 2011 was exactly the same as in December 2010.

This graph shows homes for sale (inventory) based on sales for the past 15 months.  Homes for sale  edged up from June 2011 from 5.2 months to 5.8 months.  Dublin home sales in July were down 15.5% from June 2011.  The 71 homes sold in July 2011 is up 12.7% from last year.   Homes for sale was down 15.9% from last year when there was 6.9 months based on sales.

The 440 homes for sale is only up 3%.  Sold down 27.7% from June 2010. Most home buyers in June 2010 were eligible for home buyer tax credits.

While 5.4 months is balanced (not a buyers market, not a sellers market, 5.4 months of homes for sale is up 42.5% from June 2010.  There was  3.8 months of inventory this time last year based on June 2010 home sales.

The $324,000 Dublin home average sale price in June 2011 is only 0.3% lower than the average sale price June 2010 of $325,000.  The average list price is down 9.3% from a year ago.   The June 2011 median sale price of $300,000 is up 4.5% from the June 2010 median sale price of $287,000. 

On average homes in Dublin schools sold within 96% of list price in June 2011.

This graph is showing home prices for homes in the Dublin City School District.  The green line is average active price for the last 15 months through May 2011.  The red line is average sale price for the past 15 months. This graph and the market report for May 2011 are only single family homes in Dublin schools.

Good news for buyers:  Dublin average home active price of $442,000 is down 9.8% from May last year.  That's been an ongoing trend this year.  Lower listing (active prices)  than 2010.  Good news for sellers: Dublin's average home sale price of $333,000 is up 8.1% from May 2010. Median sale price of Dublin homes is up also!

A year ago in April there was only 5.4 months of homes for sale, a more balanced market, but inventory is down from earlier this year.

This graph is showing homes for sale and sold for the Dublin City School District for the past 15 months.  The dark green bars on the graph are the numbers of homes sold each month.  The light green bars are the homes for sale in Dublin schools each month.  You can see Central Ohio and Dublin home sales are seasonal.

The homes represented in this graph are listed as single family homes.  This graph does not include properties listed as condominiums.

Dublin home sales a market report for March 2011

The 36 single family homes that sold in Dublin schools in March 2011 is down 18.2% from March 2010.  Remember though home buyers in March 2010 were often getting a tax credit.  The home buyer tax credits ended in April 2010 but the sales could close as late as the end of September, 2010 I believe.  Originally the transaction were supposed to close a couple of months earlier to qualify the buyer for the tax credit but that changed.  The home buyer tax credits transactions had to be written by the end of April 2010 and that did not change.  This graph shows closings, not pending sales.  Look Dublin home sales were up in October and November over September though. 

Our market is seasonal, March sales were 28% higher than February 2011 sales. 

The number of homes for sale in the Dublin City school district is down 10.9% from a year ago.  Based on recent closed home sales the months of inventory is 10 months which is just slightly higher than last year when there was 9.2 months of inventory. Months of inventory based on the current sales is up 8.9%.   It is a buyers market, plenty of homes to choose from.

The average sale price on a Dublin home  was up 19.8% in March 2011 over the previous year, at $314,000. March 2010 average sale price for the area was $262,000.  The $314,000 average sale price was down 3.1% from the average sale price for the area in February 2011.  The average active price of a single family home in the Dublin City School District was down 11.5% at $429,000.  The median price of a Dublin (single family home in the Dublin City School District) home was up 18.2% from March 2010.  On average homes in Dublin schools sold within 94% of list price in March 2011.

The Dublin, Ohio school district includes properties in Delaware, Franklin and Union counties.  The Dublin area has two zip codes, not all homes in the 43016 and 43017 zip codes are in Dublin schools.  If Dublin or another Central Ohio  school district is important to you, double check the property tax records and the school district attendance area of any home you are interested in.  

Neighborhoods in Dublin schools include  Ballymead, Campden Lakes, Donegal Cliffs, Dublinshire, Hawks Nest, Muirfield Village, Olde Sawmill (part, part of the neighborhood is in Worthington schools), Riverside Green, Riverside Hills, Tartan Ridge, Tartan West and many others.  There are homes in the Dublin City School District that have Columbus and Powell mailing addresses.  Perhaps others.  The homes in this graph and market report include homes with addresses that don't scream "Dublin, Ohio."   Examples are parts of the Brookside Woods neighborhoods  as well as Brookside Colony, Oakridge Meadows, Sawmill Forest, Summitview Woods and Whispering Pines.  There are subdivisions including Brookside Woods and Olde Sawmill that have homes in more than one school district, in those two examples some homes are in Dublin schools and others are in the Worthington City School District.

Always remember to check the school district, not all homes with a Dublin address are in Dublin schools,  there are homes with a Dublin mailing address in Columbus, Hilliard and Worthington schools... perhaps there are homes with a Dublin address in other school districts.
