The 157 homes sold in September 2011 is up 9.8% from September 2010.  The number of homes for sale in Delaware County was down 11.1% from a year ago.

The graph shows home prices in Delaware County, Ohio for the past 15 months through August 2011.  This is only single family homes, it does not include condominiums.  The average active price in August 2011 was $374,000.  The average list price of a single family home in the county was $296,000.

The average active price in Delaware County in August 2011 of $374,00 and that was down 3.6% from a year ago.  The average sale price of $296,000 was down 3.9% from August 2010 but up 8.4% from the July 2011 average sale price of $273,000.

The August 2011 median sale price of a single family home in  Delaware County was % from a year earlier.  Median sale price is NOT shown in the graph.

The inventory of Delaware County homes for sale  represented by this graph are single family homes. The 7.4 months of inventory (homes for sale) is down 26.9 from July 2010 when there was 10.2  months of homes for sale at the rate they were selling at the time.  It is a lot more balanced market in 2011.

July home sales in Delaware County Ohio were  up 25% from July 2010, the Columbus Board of REALTORS said sales were up*.

• Average sale price $272 ,000
• Median sales price $242,000

The average sale price of a single family home in Delaware County in July 2011 was  down nearly 10% from  July 2010.

The July median sale price was down 11.7% from this time last year. 

The average home sold within 96% of the final list price. 

Last month the Columbus Board of REALTORS said the homes put in contract in June were way up. "Columbus Board of REALTORS: in contracts UP 54.6%" the majority of those contracts should close in July or August.  Maybe some will slip into September.

The number of Delaware County, Ohio homes for sale is down -7.2% from June 2010.  The number of Delaware County Ohio homes sold in June 2011 was down 8.6% from a year ago.

June 2011 Delaware County, Ohio homes for sale (months of inventory based on sales)  is nearly identical to the inventory available a year ago, 6.9 months.

The average Delaware County Ohio sold price in June 2010 was $294,000.  The $293,000 average sale price is up 11.4% from the May 2011 average sale price in Delaware County.  The average Delaware County active price is down 8.8% from a year ago. 

The median sale price of a Delaware County single family home is up 1.9% from a year ago and 16.9% from May 2011.

Friday Chris Svec, the Vice President of New Market Development for Real Living, Inc. tweeted:

The 7.4 months is all of the counties covered by the Columbus Board of REALTORS® MLS (multiple listing service) including Delaware County.  The graph above is all of Delaware County Ohio, not just the Lewis Center area and the City of Powell.

Coincidentally there is a 7.4 month suply of homes on the market in Delaware County too.   Same as the whole MLS aea.

Lewis Center - 5.4  months of inventory based on sales (the 43035 ZIP) 

Powell - 6.4 months of inventory based on sales (City of Powell)

The red line, the average sold sale price looks like a bit like roller coaster on both graphs.

Hooray that both the Lewis Center area (43035 ZIP code) and the City of Powell have a lower inventory than Delaware County!   Another way to look at it would be the sale prices for the Olentangy School District but I feel like Powell and Lewis Center are distinct.

These number reprsent single family, townhouse and condominiums for sale and sold in Delaware County. This includes the City of Delaware, Powell, the Lewis Center area, Galena, Sunbury and lots of townships.  This report and the graph shows market demand by comparing current inventory to number of homes sold in a 15-month period. 

Sales are down, inventory is up.  Sale price is down... sold price to listed price is down.  Great time to buy a house. The days on market is way up.
