This graph shows home sales and homes for sale for the entire Columbus Board of REALTORS mls (multiple listing service) for the past 15 months.  The graph is for single family homes (does not include condominiums) for the whole mls as a geographic area. 

The area served by the Columbus Board of REALTORS mls is big. How big?  "The Columbus Board of REALTORS® Multiple Listing Service (MLS) serves all of Franklin, Delaware, Fayette, Licking, Madison, Morrow, Pickaway and Union Counties and parts of Athens, Champaign, Clark, Clinton, Fairfield, Hocking, Knox, Logan, Marion, Muskingum, Perry and Ross Counties."

The number of homes for sale in the Columbus Board of REALTORS mls is down 19.7% from March 2011.  March 2012 home sales were down 3.7% from a year ago.

March 2012: Home Prices Sales Columbus Board of REALTORS MLS was published in April 2012 based on data available from the Columbus Board of REALTORS® at the end of March.  Trendgraphix reports are based on data supplied by the Columbus Board of Realtors, mls. According to Trendgraphix neither CBR nor the mls guarantee or are in anyway responsible for the accuracy of the data. It says: "Information deemed reliable but not guaranteed." Since I am relying on the info from the CBR mls and Trendgraphix,  I can offer no guarantee either. Home Sales Up according to the Columbus Board of REALTORS®

October 2011 Home Sales Up according to the Columbus Board of REALTORS®,

The Columbus Board of REALTORS announced to members, the media and the public yesterday that home sales were up in October 2011.   Quoting the Columbus Board of Realtors:

"Home sales in central Ohio home have exceeded 2010 for the last four months according to the Columbus Board of REALTORS®. The 1,543 homes sold in October marks an 8.6 percent increase over the 1,421 homes sold in October of 2010. Home sales in September were up 16.6 percent compared to the year before."

I usually post market reports for some Central Ohio school districts long before this time of the month.  The Columbus Board of Realtors MLS home sales by school disrict for October 2011:

Columbus schools  sales up 6.8%

Dublin schools   sales down 8.3%

Olentangy schools sales down 14.6%

Westerville schools  sales up 15.5%

Worthington schools sales up 40.5%

The sales increase / decrease by school disctrict are according to the Columbus Board of REALTORS for residential sales (single family and condo) compared to October 2010. 

I often do market reports by zip codes and other school districts as well, Central Ohio real estate market. I usually do market reports for single family homes only. Columbus Board of Realtors results are for residential properties, condominiums and single family homesThe exception is condos in the Worthington area. 

The Columbus Board of REALTORS® Multiple Listing Service (MLS) serves all of Franklin, Delaware, Fayette, Licking, Madison, Morrow, Pickaway and Union Counties and parts of Athens, Champaign, Clark, Clinton, Fairfield, Hocking, Knox, Logan, Marion, Muskingum, Perry and Ross Counties.

I focus on the Franklin County and Delaware County real estate markets.

Columbus Board of REALTORS: in contracts UP 54.6%

Today the Columbus Board of REALTORS said in contracts UP... well that is not really a quote.  The in contracts UP 54.6% is a paraphrase... the newsletter the Columbus Board of REALTORS® sent to members actually said:

"(July 20, 2011) The housing market in central Ohio took a turn for the better last month when 2,552 homes were successfully put in contract. This marks a 54.6 percent increase over homes put in contract during the same month one year ago according to the Columbus Board of REALTORS®. "

The in contract numbers are one of the things I avoid looking at when I do market reports for Central Ohio... in this graph the red line is "in contracts."

Why don't I add them (in contract sales) to the graphs?  Actually I did last year sometimes during  the home buyer tax credit period... 

I think in contract numbers are less accurate than closed numbers.

I am confused about whether the number is "in contract" for the month or a cumulative "in contract."  Sounds like the board is talking in contract for the month of June 2011.  Reported as in contract from June 1, 2011 to June 30, 2011.

I think the red line on the TrendGraphix green bar graph is garish.  Too much going on.

My chart will not match CBR numbers...it is single family only.   I could look at all residential sales combined (single family, townhouses, condominiums , some multifamily.) Yet what I see look at the whole Columbus Board of REALTORS (single family sales is in contract down "15.2%."  Perhaps Trendgraphix is looking at in contract (or pended as they call it) differently.  Another possiblity pulling it too quick and there is some reconciliation of the numbers as transactions are reported into the next month.  Trendgraphix provides information about the 7th of the month, usually. 

Closed sales - down

The newsletter from the CBR went on to say that home sales in June were down...  Home sales are closed sales.  The newsletter explained the 2010 home buyer tax credit which ended in April 2010 but the closings of those "in contracts"  were still happening until the end of September 2010.

The CBR newsletter to members titled "Housing Contracts Bloom in June said : "Home closings, however, continue to lag the previous year. The 1,989 homes closed during the month of June were 16.6 percent lower than closings during June of 2011."

The President of the Columbus Board of REALTORS® suggested these school districts to home buyers based on new listing:  "School districts seeing the highest number of listings added to the market include Columbus, Olentangy, South-Western, Westerville, Hilliard and Dublin."

* All the market reports here are for single family homes only, the Columbus Board of REALTORS newsletter refers to residential sales, it is more than single family residences. Does it make a difference?  The average sale price for a home in Franklin County was $166,193 according to the Columbus Area Housing Market Update (on the CBR site.)   The Franklin County ingle family average sale price according to stats from the Columbus Board of REALTORS and Trendgraphix is $176,000.

I'm off to read what the Columbus Dispatch and Business First Columbus interpret from the press release they received from the Columbus Board of REALTORS.

The Columbus Board of REALTORS, "the voice of real estate in Central Ohio"  spoke today... about May 2011 home sales, today.  May 2011 homes sales results were released to members and the press.

"Home prices continue to inch up, with May’s average sale price up 2.6 percent over April. However, May’s average sale price of $158,191 was down 4.7 percent from the same period in 2010."

Columbus REALTORS® say "Central Ohio home sales growing"

Real Living HER Columbus Ohio real estate That's a quote "Central Ohio home sales growing" is how the Columbus Board of REALTORS® reported March 2011 sales to members and the media yesterday. 

The Columbus Board of REALTORS ® says Central Ohio home sales growing... over last month, March 2011 over February 2011. 

"The 1,487 homes sold last month was 31.8 percent higher than the previous month’s sales of 1,128. Year to date sales of 3,678 lag 2010."

Central Ohio home sales growing over 2009...  according to a press release.  2011 home sales are down  "by 7.9 percent, but are still 6.9 percent ahead of the 2,178 homes sold in the first quarter of 2009. "

The big difference last year was the tax credits for nearly everyone who bought a home.   There was a tax credit in 2009 too, for first time buyers.

"Central Ohio home sales growing" it depends on how you look at it....

The media is telling the story of the real estate market from another point of view.  The Columbus Dispatch's headline is "Home sales fell last month in Columbus area, Ohio" sounds like they did not buy the Columbus Board of REALTORS®"Central Ohio home sales growing"

Nationally, March sales were down from a year ago but up from last year, according to results from the National Association of REALTORS®.  Not as "up" as Columbus or the Columbus Board of REALTOR mls (multiple listing service.) The Columbus Dispatch article by Jim Weiker used AP info picked up from NAR for national sales info.

The headline in Business First Columbus (or is it Columbus Business First? I forget)   is " Columbus-area home sales, prices keep sliding"

The Columbus Board of REALTORS MLS covers a large part of Central Ohio.  The way Business First Columbus states it....  "The real estate board’s report include information from most of the traditional seven-county Columbus region, as well as parts of nine nearby counties."

How is your Central Ohio area doing? "Central Ohio home sales growing"

I created graphs or single family home sales for these Central Ohio communities.  The Columbus Board of REALTORS® lumps all residential sales.  

I did not focus on how much sales rose from February 2011 to March 2011, but since there is a graph showing 15 months of home sales for each market in each graph you can see whether home sales increased from last month.

The February results were due out yesterday according to the Columbus Board of REALTORS site, a table there says:

"Mar. 21 - February stats released"

It's a public page.

The Columbus Dispatch says of Columbus Board of REALTORS mls home prices:

" The average sales price dropped 4.1 percent, to $143,296."

The fact that it matches my graph thrills me.

This graph shows residential sales for the past 15 month for the whole Columbus Board of REALTORS® mls (multiple listing service) area.  Real estate is local, the Columbus Board of REALTORS MLS (multiple listing service) serves:  )all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, and Ross Counties. "

I concentrate on real estate in northern Franklin County and southern Delaware County.

I usually make graphs of single family sales but the graph here is residential sales (condos, single family and townhouses combined) to match the way the Columbus Board of REALTORS reports sales.  Links below are to reports for single family homes only.

The national and state figures were announced yesterday.  Down.  Down.

February 2010 many home buyers received tax credits.

The Columbus Dispatch article by Jim Weiker this morning,  Home sales,  prices down for 12 month period  says

"In the Columbus area, 1,062 homes were sold during the month, compared with 1,108 last February, according to preliminary numbers from the Ohio Association of Realtors. The average sales price dropped 4.1 percent, to $143,296." The fact that it matches my graph thrills me. 

The Columbus Dispatch article used the Ohio press release to issue the information about the CBR mls results.

If the news is there  on the CBR site I am still not seeing it.

Columbus Board of REALTORS® Report: area home sales down...

Columbus Business First says  "Report: Area Home Sales Down 3%  in January"  that "report" is according to the Columbus Board of REALTORS®

Keep in mind the area the area....  "The Columbus Board of REALTORS® Multiple Listing Service (MLS) serves all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion, and Ross Counties. "  I don't cover anywhere near that much territory.

Home sales down 3%?  or maybe not.  The Columbus Business First article says

"More detailed statistics on the board’s coverage area" .... "likely will be released later this week as the organization puts the finishing touches on a more comprehensive report."

I try to look more closely at nearby northern Franklin and southern Delaware county sales and market trends personally.  I focused on inventory this month, using the lovely aqua "homes for sale" graphs from Trendgraphix but I did in most cases comment on sales up or sales down:

Dublin home sales down 7.1%

Olentangy schools home sales up 11.4%

Westerville home sales down 11.4%

Worthington home sales down 8.3%

Above are home sales by school district... There is a difference I use single family homes and the board reports residential sales (condos, single family, and  townhomes combined.)

Worthington condominium sales were up 50% in January 2011!

Maybe condo sales throughout Central Ohio rallied.

Usually CBR members are mailed a report at the same time it is sent to the media...  not this month.  Or at least I have not received anything. There is not a news release posted on the board site for this announcement either.  The Columbus Board of Realtors describes themselvers as "the voice of real estate in Central Ohio"... and provides the media (and usually members) the numbers at the end of the month.  I always wonder if there is a reconciliation process from the early numbers that Trendgraphix has avaible about the 7th or 8th of the month and what the Columbus Board of REALTORS ...  says officially toward the end of the month.

Columbus Board of REALTORS® vs. the rest of the US:

"The National Association of Realtors said U.S. existing home sales were up a seasonally adjusted 5 percent from a year ago, the first time in several months the market has seen an increase."

The Columbus Board of REALTORS® announced... December and 2010 sales results to member and the media last Thursday. 

The Columbus Board of REALTORS announced 2010 sales, prices, how the year ended up...

Columbus Board of REALTORS MLS Home Sales 2010

Monthly I focus on how the months sales compare to the same month the previous year, I felt I needed to focus on that to finish up 2010... December 2010 in comparison to December 2009 to match January, February, March, etc.

I wrote a post about  Central Ohio December Home Sales for the whole Columbus Board of REALTORS® MLS  a huge geographic are in early January 2011.  "Columbus Board of REALTORS MLS Home Sales"  was posted here.  Columbus Board of REALTORS MLS Home Sales" disappeared early in the morning on January 9, 2011.  It got a spam comment and when I went online to delete the spam comment from the Columbus Board of REALTORS MLS Home Sales" post,  the post was gone. Totally odd.  At some point I went to see if I had imagined it or if it been written,  published and then disappeared. 

I did not imagine it.

Not really.  Are the numbers announded by the Columbus Board of REALTORS® reconciled after the end of the month?  I have often felt the Trendgraphix results are pulled and there are numbers added back in... late sales trickle in?

Columbus Board of REALTORS® has Spoken

The Columbus Board of REALTORS® has spoken about November 2010 home sales in Central Ohio.  The News which was posted Tuesday, December 21, 2010 on CBR website  and emailed to members (and the media?)  on Thursday December 23, 2010... CBR News titled:   "November home sales down from last year -- but up from 2008"

says:

“Sales in November of 2009 were inflated as they reflected buyers trying to close on a home purchase before the expiration of the first 1st-time home buyer tax credit,” says CBR President Sue Lusk-Gleich. “Although the tax credit was extended (and expanded) in early November, many buyers had rushed to put a home in contract prior to that decision.”

“As November of 2010 and November of 2008 were both months unaffected by a tax credit incentive, it’s probably a better comparison.”

Huh? Really?  Wasn't there a First Time Home Buyer Tax Credit in 2008?   A different one... just for first time buyers...

Thanks Leticia!  Yes there was a tax credit in 2008. As successful as 2009 or 2010 which ended in April?   If the Columbus Board of REALTORS® is saying we are doing well in comparison this year and November 2008 was "unaffected by a tax credit incentive" but it was...  we are doing better than we think if we don't remember buyers were getting a tax credit incentive.

Columbus Board of Realtors MLS  home sales November 2010

Home sales for the whole Columbus MLS (multiple listing service ) were down in November 2010.  The graph shows Columbus homes for sale and Columbus homes sold for the past 15 months.  I am using only single family homes.  The graph and market report shows home for sale and homes sold for the entire Columbus Board of REALTOR® MLS for the past 15 months.  The Columbus Board of REALTORS (MLS) Multiple Listing Service covers: "all of Franklin, Delaware, Fayette, Madison, Morrow, Pickaway and Union Counties and parts of Champagne, Clark, Hocking, Licking, Fairfield, Knox, Logan, Marion and Ross Counties."  I don't.

November 2010 home sales for the area were down 35.7% from the previous year. At the end of Novmeber the months of inventory was up 74% from 2009, based on Novmember home sales.    Good news for home sellers despite the inventory, the average sale price in November was up 9.5% from November 2009.
