Columbus Neighborhood Home Prices - Feb. 2012

Columbus neighborhood home prices for Feburary 2012

I'm talking about neighborhoods in the Columbus City School District...  a huge school district.  The average sale price in Columbus schools is so reasonable in comparison to other central Ohio school districts.  The average sale price of a home in the Columbus City School District was $92,000 in February 2012.

The graph shows average home prices in the Columbus City School District for the past 15 months.  The green line is average list price, (the price of homes for sale.)  The red line is the average sale price (closed sales .)  This is single family homes only. 

Can you buy a home on the northside of Columbus for $92,000... in Beechwold, Clintonville or northwest Columbus?

Columbus home prices are UP February 2012

Columbus neighorhood home prices... well maybe they are larger than neighborhoods, these are zip codes which are just mail routes.

The average sale price in the Columbus, Ohio 43202 zip code (Clintonville, Old North Columbus and other City of Columbus neighborhoods) in February was $144,000, down 6.5% from a year ago. 

The average sale price in the Columbus, Ohio 43214 zip code (Beechwold, Clintonville, Sharon Heights, Chaseland, Old Beechwold) was $189,000 in February 2012, up 17.4% from February 2011.

The average sale price in the Columbus, Ohio 43224 zip code in February was $52,000 but that is up 48.6% from the average sale price from a year ago.  The 43224 zip code in north east Columbus.     

The average sale price in the Columbus, Ohio 43229 zip code was  $76,000 down 5% from February 2011.  Columbus, Ohio 43229 in north east Columbus includes Devonshire, Forest Park,  Kar Mel and many more City of Columbus neighborhoods. 

The average sale price in the Columbus, Ohio 43235 zip code was  $208,000.  Columbus, Ohio 43235, the West Worthington area has neighborhoods in the Columbus, Dublin and Worthington school districts.  The February 2012 average price in the 43235 zip code is down 8.4% from a year ago.

The Columbus Board of REALTORS® spoke yesterday... they said and I am paraphrasing rather than quoting prices are up and sales are up.   CBR was speaking of a huge chunk in the middle of the state which is the Columbus Board of REALTORS mls.  CBR lumps all residential sales together too.

This graph shows average home prices in the Columbus City School District for the past 15 months, Columbus home prices are up....  way up, Columbus home sale prices anyway....  The average list price is down slightly from a year ago.  The homes in the graph and market report below are all single family homes (does not include condos.)

Columbus homes a market report for February 2012

  • Average active price - $107,000
  • Average sale price - $92,000

The average list price of $107,000 for a home in Columbus schools is down 1.8% from February 2011.  The average sale price of $92,000 is up 35.3% from February 2011 and up 22.7% from the January 2012 average sale price. 

Columbus neighborhoods

The neighborhoods in the Columbus City School District are mostly in the City of Columbus but there are some homes in unincorporated areas as well.  The homes in the school district are very diverse in price.  This Columbus market report is for over 200 homes sold and almost 2000 homes for sale.  It is a much larger area than most central Ohio school districts. 

The average sale price in the Columbus, Ohio 43202 zip code (Clintonville, Old North Columbus and other City of Columbus neighborhoods) in February was $144,000, down 6.5% from a year ago.

Columbus Home Prices are UP - November 2011

The graph shows single family home prices for the past 15 months for the Columbus City School District.  The average Columbus home sale price is climbing steadily.  The $107,000 average price in the school district is the highest it has been in the 15 months on the graph.  

Home prices of single family homes in the Columbus City School District are rebounding.  That is not true in some of the suburban school districts.

Average active (for sale) price - $116,000

Average sale price - $107,000

Columbus single family home sale prices were up 18.9% in November.  The average active price for a single family home in the Columbus school discrict was up slightly too, 0.9%.

Columbus, Ohio 43214, average sale price was $190,000 down 18.5%
Columbus, Ohio 43220, average sale price was $238,000 down 36%*
Columbus, Ohio 43221, average sale price was $244,000 down 30.9%*
Columbus, Ohio 43224, average sale price was $62,000 up 24%
Columbus, Ohio 43229, average sale price was $73,000 down 25.5%*
Columbus, Ohio 43235, average sale price was $169,000 down 32.1%*

* There is more than one school district in many zip codes, for example the 43235 zip code has homes in the Columbus, Dublin and Worthington school districts.

Home sale prices are still down in many north Columbus zip codes.  Seems as if home prices are rebounding in the more affordable areas of the school district, most of the north side home prices are still down from a year ago.

The Columbus City School District is huge and diverse in home style, size and price.  Areas in Columbus schools include some of the homes in the West Worthington area which is the Columbus, Ohio 43235 zip code, the Clintonville area on Columbus north-side including the Columbus, Ohio 43202 and 43214 zip codes, parts of north-east Columbus, areas with Westerville, Gahanna and New Albany addresses and more.  The graph and data is for all neighborhoods throughout the area in the Columbus City School District, the largest local school district.

The Columbus Board of REALTORS (CBR) announced November 2011 sales December 21, 2011:

Columbus City School District real estate market November 2011 (a .pdf showing stats for the Columbus City School District)  The average price in November according to this report is $111,272 up 20.2% from a year ago.  This is all residential (includes condos.)  Due to very expensive downtown condos, condos raise the average price of residential properties in the Columbus City School District  unlike many suburban school districts.

The Columbus Board of REALTORS reports residential properties (includes condominiums.) The focus of the news release from the Columbus Board of REALTORS this month was sales increase but it says sale prices were down in November for the entire mls (multiple listing service.)  November 2011: Columbus Home Sales Up

Columbus Homes for Sale - October 2011

Homes for sale in Columbus

The graph is for homes for sale in Columbus schools for the past 15 months.  The graph and market report are for single family home sales in the Columbus City School District only.  This does not include condominiums.

You can see in the graph that months of inventory is way down from a year ago.  With 8.3 months of inventory available based on recent sales that's down from the 9.8 months available in October 2010, based on the sales las year.  Inventory typically is lower in the fourth quarter of the year in our area because of the holidays and weather.   You can see how inventory dropped from November to December 2010, but it's still higher than where we were at the end of October 2010.  It can be a good time for a home seller, less competition.

The Columbus Board of Realtors announced October home sales for the whole MLS Monday. Sales for the entire MLS were up 8.6% from a year ago.  Columbus Board of REALTORS mls home sales for October 2011.

This graph is homes for sale and homes sold in the Columbus City School District for the past 15 months. The light green bar are Columbus schools homes for sale and the dark green bar are Columbus schools home sales.   The 265 homes sold in September compared to 272 in September 2010.  The inventory of homes for sale is down from a year ago, 2501 vs. 2992 in September 2010.

Franklin County Ohio home sales  Overall Franklin County, Ohio September 2011 home sales were up 2.7% over September 2010.

Unlike many areas of Central Ohio home sales were not up in September 2011.  September Columbus (schools) home sales were down 4.3% from last year.  Inventory (homes for sale) in the school distrrict is down 16.4% from a year ago. While you can not see it from this graph, home prices in September in the area were up a healthy 16% from September 2010.

This graph is showing home prices in Columbus schools for the past 15 months.  The graph and market report are only single family homes (no condos.)  The average active price in August 2011 was $125,000 compared to $121,000 in August 2010.  The average sale price for a home in Columbus schools in August 2011 was  $97,000 compared to $92,000 a year earlier.

The average active (for sale) price of a home in Columbus schools was up 3.3% in August 2011 over a year ago. 
The average sold price of $92,000 was up 5.4% from August 2010.
 
The August 2011 median sale price of $80,000 for a single family home in Columbus schools was up 42.9% over a year ago. That $80,000 was up 6.7% from July 2011, equal to the $80,000 median sale price in June 2011.  The last time the median sale price for Columbus schools was over $80,000 was June 2010. Median sale price is on a whole different graph...  Looks as if there are less and less foreclosures pulling the Columbus median sale price down.

The average active price is identical to the average active price a year ago.  The average sale price for the school district om July was up 9% from last July. 

The median sale price for the area is up 35.1% from a year ago.

Sales of single family homes in the Columbus City schools was down 24.7% from June 2010.

There were 10.2% less homes for sale in June 2011 than a year earlier. Sales of single family homes in the Columbus schools was down 24.7% from June 2010.

This graph shows home prices for all single family homes in the Columbus City School District, a huge diverse area.  The  Columbus school district has a huge price range. The average sale price in May 2011 was down 17.4% from May 2010.  The average active price was down 2.4% from a year ago.

  • Average sale price $95,000
  • Median sale price $70,000

The average home price in Columbus schools is down 17.4% from a year ago.  The median sale price of $70,000 is down 30% from the May 2010 median sale price of $100,000 in the school district.

May 2011 home sales in the Columbus City School District were down 33% from May 2010 when most home buyers were getting a tax credit.

The number of homes for sale in the Columbus school district  is down 5.6% from May 2010.  The number of months of homes for sale based on recent sales is virtually unchanged from last month but that is up 40.9% from last year at 8.4 months.  It's a vast improvement from January 2011 when this area had 13.9 months of inventory.

Columbus neighborhoods are diverse.  I work primarily in northern Franklin County, the prices are much higher for the most part than the averages here for the entire Columbus school district. 

Columbus schools includes northside neighborhoods like Clintonville, Beechwold, Sharon Heights, Chaseland and Delawanda Park in the Columbus, Ohio 43202 zip code or the Columbus, Ohio 43214 zip.

The Columbus school district includes northeast Columbus neighborhods like Salem Village, Chaseland Manor, Forest Park, Devonshire and many others.  Far north-east neighborhoods including Albany West and Upper Albany are also in the Columbus City School District. 

Northwest Columbus neighborhoods including Sycamore Hills, Indian Hills, Linworth Village and Cherrington Place are in Columbus schools, some in the Columbus, Ohio 43235 zip code.

There are neighborhoods in the Columbus Corporation Limit that are in other Central Ohio school districts, including Dublin, Hilliard, Westerville and Worthington.

Columbus homes for sale... what does that include?

Columbus as in the City of Columbus Corporate Limit?

No.  Smaller.... and yet it includes properties in the Columbus Coproration Limit and unincorporated areas.

Columbus as in Greater Columbus? Including suburbs?  The SMSA (?

No. Smaller.

Columbus as in the Columbus Board of REALTORS® mls?

No. Smaller.

This "Columbus" in 'Columbus homes for sale'  here refers to homes in Columbus schools.   A huge area but not as large as the whole city of Columbus (Columbus Corporation Limit) much of northern Franklin County is in other school districts as are other parts of Columbus. 

Homes for sale in the  Columbus City School District is a huge area geographically and very diverse in price and housing options.  This graph and market report is just single family homes so it does NOT include a lot of very expensive housing in urban areas of Columbus, condominiums!

While the number of homes for sale in Columbus schools, 2658 was up 3% from March 2011 that number was down 4.8% from April 2010 inventory.  April 2011 home sales in Columbus schools were down 9.1% from March 2011 and down 34.8% from a year ago.  Of course there was a federal tax credit available to many buyers last year.  April 2010 was a record month for sales...

Clintonville area including the Columbus, Ohio 43202 (the Clintonville area) and perhaps the Columbus, Ohio 43214 (the Clintonville / Beechwold area)

*While some zip codes have properties in the Columbus City School District, they may also have homes in other school districts as well.  For example the Columbus, Ohio 43235 zip code, the West Worthington area has homes in Columbus, Dublin and Worthington schools.   School districts were in place long before much of the area was developed.  The City of Columbus annexed and developed land aggresively within school districts other than the Columbus City School District.  Always check tax records to verify what school district any  Central Ohio property is in, if that is important to you.
