This includes homes that are considered "resale" only.  This does not include new homes.  There was 6.4 months of inventory (homes for sale) available based on closings in April 2012.  The number of homes for sale is down.  The number of months is down from 8 months a year ago.  Six months is a balanced market.

Home sales in the Columbus school district were down slightly from April 2011, 5.9%.  Like most of centra Ohio the number of homes for sale is down.  The number of homes for sale in the school district are down 25% from last year.  Pending sales (under contract but not yet sold are way up, 68.8% higher than a year ago.  The number of months of inventory based on closed sales is down 20.3% from April 2011.

The homes for sale in the Columbus Board of REALTORS mls (multiple listing service) represented by this graph are single family resale homes.  The graph shows the number of months of inventory (homes for sale) for the past 15 months through April 2012.  There was 6.1 months of inventory (homes for sale) in the Columbus mls in April 2012.  Six months of inventory is considered a balanced market, not a buyers market or a sellers market.

In March, the number of Franklin County, Ohio single family homes for sale was down 23.8% from a year ago.  Home sales in the county were down 5.9% from March 2011. While 4617 is a lot of homes, it varies from city to city, among school districts and neighborhood to neighborhood.

Columbus Neighborhood Home Prices - Feb. 2012

Columbus neighborhood home prices for Feburary 2012

I'm talking about neighborhoods in the Columbus City School District...  a huge school district.  The average sale price in Columbus schools is so reasonable in comparison to other central Ohio school districts.  The average sale price of a home in the Columbus City School District was $92,000 in February 2012.

The graph shows average home prices in the Columbus City School District for the past 15 months.  The green line is average list price, (the price of homes for sale.)  The red line is the average sale price (closed sales .)  This is single family homes only. 

Can you buy a home on the northside of Columbus for $92,000... in Beechwold, Clintonville or northwest Columbus?

Columbus home prices are UP February 2012

Columbus neighorhood home prices... well maybe they are larger than neighborhoods, these are zip codes which are just mail routes.

The average sale price in the Columbus, Ohio 43202 zip code (Clintonville, Old North Columbus and other City of Columbus neighborhoods) in February was $144,000, down 6.5% from a year ago. 

The average sale price in the Columbus, Ohio 43214 zip code (Beechwold, Clintonville, Sharon Heights, Chaseland, Old Beechwold) was $189,000 in February 2012, up 17.4% from February 2011.

The average sale price in the Columbus, Ohio 43224 zip code in February was $52,000 but that is up 48.6% from the average sale price from a year ago.  The 43224 zip code in north east Columbus.     

The average sale price in the Columbus, Ohio 43229 zip code was  $76,000 down 5% from February 2011.  Columbus, Ohio 43229 in north east Columbus includes Devonshire, Forest Park,  Kar Mel and many more City of Columbus neighborhoods. 

The average sale price in the Columbus, Ohio 43235 zip code was  $208,000.  Columbus, Ohio 43235, the West Worthington area has neighborhoods in the Columbus, Dublin and Worthington school districts.  The February 2012 average price in the 43235 zip code is down 8.4% from a year ago.

The Columbus Board of REALTORS® spoke yesterday... they said and I am paraphrasing rather than quoting prices are up and sales are up.   CBR was speaking of a huge chunk in the middle of the state which is the Columbus Board of REALTORS mls.  CBR lumps all residential sales together too.

Franklin County, Ohio home sales were up 5.2% in February 2012 (compared to February 2011) and up 8.9% from January 2012.  The number of single family homes for sale were down 24.1% from a year ago.  The $149,000 average sale price for a Franklin County, Ohio home is up 13.7% from a year ago.

Westerville Homes SELL 25% UNDER List Price? Really?

Do Westerville homes sell 25% under list price?

NO!

On Westerville Home Prices - February 2012 a real estate agent from Canada wrote:

"In our area that would be a huge difference between listing and selling prices."

A 25% difference between the average for sale price and the average sold price is big... bigger than some other central Ohio school districts (the market report is for all homes in the Westerville City School District) and the difference is smaller than other central Ohio school districts.  The home price graph is not telling the discount from list price. A 25% discount from list price would be huge in our market as well.  

And perhaps that's not what the CA real estate agent is saying...

The average active (for sale) price for a home in the Westerville City School District in February 2012 was $228,000  and the average sale price was $176,000.  

Q. Does that mean that homes in Westerville schools sell 25% under list price? 

A. No. 

A percentage of those Westerville home for sale are not going to sell. 

A percentage of those Westerville homes for sale will have a price reduction from prices that are too high prior to a buyer making an offer. Is that reduction 25%?  No.

Do Westerville homes sell 25% under list price?

The discount from the final list price and the sale price of a Westerville home is way lower than 25%.  About how much?  Look at the purple line: Sold/List Price%

The purple line on the graph shows the "Sold to List Price Percentage"  for the past 15 months.   In February 2012 single family homes in the Westerville City School District sold within 95% of list price...   On average homes sold with a 5% discount from the list price.  Some homes sold with a 7% discount, some 5%, some 3%... if there were multiple offers on a property, perhaps the property sold for list price or above.  In February 2012 among single family homes in the Westerville City School District it averaged out to 5% less than the final list price.

Here's a graph for Westerville, original list price... "Sold to List Price Percentage"  the purple line is the percentage to the original list price.  Homes that sold in Westerville schools in February 2012 sold within 91% of their original list price...  There were price reductions... There is a bigger reduction but it's not 25% off list price.

Maybe Canadian real estate agents and sellers have a better handle on prices than those in Westerville, Ohio...

You knew Westerville homes don't sell 25% under list price?

You knew there are a percentage of homes that do not sell. Maybe the CA real estate agent understood what the graph said too.

Dublin Home Prices - February 2012

The graph shows average prices for homes in Dublin schools for the past 15 months. The green line is the price home are for sale for (list price or active price.)  The red line is sale prices (closed.)

List price is up 3.2 from a year ago and the average sale price of a home in Dublin schools is down 5.7% from February 2011.  Sales of homes in Dublin schools were up 27.6% in February 2012 and inventory was down, yet average sale price is still not rebounding.

Dublin neighborhoods

Dublin, Ohio schools includes properties in Franklin, Delaware and Union Counties. The most recognizable Dublin area has two zip codes, 43016 and 43017.  However not all homes in the Dulin, Ohio 43016 and Dublin, Ohio 43017 zip codes are in Dublin schools.  If Dublin or another Central Ohio  school district is important to you, double check the property tax records and the school district attendance area of any home you are interested in.  There are homes with a Dublin mailing address in Columbus, Hilliard, Powell and Worthington schools... perhaps there are homes with a Dublin address in other school districts too, it gets complicated in some price ranges.

Dublin schools real estate (map)shows an outline of the school district.  The map search is more than residential listings...

Neighborhoods in Dublin schools include  Ballymead, Campden Lakes, Donegal Cliffs, Dublinshire, Hawks Nest, Muirfield Village, Olde Sawmill (or part of the neighborhood is in Dublin schools, the other part is in Worthington schools), Riverside Green, Riverside Hills, Tartan Ridge, Tartan West and many others.  

The homes in the graph and market report include homes with addresses that are not "Dublin, Ohio" mailing addresses also.  Examples include parts of the Brookside Woods neighborhoods  as well as Brookside Colony, Oakridge Meadows, Sawmill Forest, Summitview Woods and Whispering Pines.  There are subdivisions including Brookside Woods and Olde Sawmill that have homes in more than one school district, in those two examples some homes are in Dublin schools and others are in the Worthington City School District.

The graph shows prices of homes in the Westerville City School District for the past 15 months. This graph is for single family homes only.  The top line in the graph is the price of homes for sale in Westerville schools.  The red line is the average price of homes sold (closed) in Westerville schools for 15 months through the end of February 2012.

  • Average list price -$228,000
  • Average sale price - $172,000

Westerville home prices took a jump in January 2012, but dropped in February.  If you would like to buy a home in Westerville schools this could be a good time. Average sold price of a home in Westerville schools is down 4.4% .  Oddly the average list price is up 6% from a year ago.  Sales of homes in Westerville schools were down 4.3% (that's only two sales) in February in comparison to a year ago. Inventory is down about 14% from last year in the area, but there still is a lot to choose from for sale throughout the district.

Westerville schools neighborhoods

Westerville is on both Delaware and Franklin counties.  Uptown Westerville and neighborhoods south, east and west of it are in Franklin County.  Many of the newer housing developments in the City of Westerville and the Westerville school district are in Delaware County.
