How to Prepare the Home for the Open House - From A New Perspective

We all know that problems with larger items or systems like roofs, or basements can become issues when selling a home. But often—it is not the“big” things—but many smaller items “all added-up” that can cost or slow down a sale.

Luckily, making some smart choices and small repairs prior to the open house can cost very little, but make a big difference. Here are some ideas—beyond the basics—to help prepare the home for the open house (and, incidentally, the home inspection that will soon follow when all your hard work pays off!).

This checklist is a unique guide for home sellers and their agents about ways to prepare the home for the open house from a home inspection perspective. It can help eliminate red flags and address some commonly overlooked areas of the home, that could otherwise show up later in home inspection reports and at negotiation tables.

How to prepare the home for the open houseMake Sure It’s Accessible

  • All exterior doors should be accessible. Just because the secondary entrance is not currently in use, doesn’t mean that others won’t want to check it out.
  • All interior areas should be accessible. Don’t lock the dog in a spare room or otherwise reduce access to the features in the home for buyers and inspectors.
  • The crawl space access should be clear.
  • Make sure the A/C unit is uncovered and de-winterized.
  • Remove anything blocking the Electrical Panel. It needs to be accessible to the inspector later.
  • Remove excess belongings from utility rooms used for storage.
  • Make sure the attic is accessible and the stairs can be pulled down without endangering belongings or people below.
  • Remove excess personal belongings from closets, so they are clear for buyers and inspectors.

Make Sure It’s On

  • Make sure the sprinkler system is turned on.
  • Make sure the A/C System is on, as seasonally applicable.
  • All utilities should be on (Electricity, Gas, Water and all Pilots lights).


Make Sure It Works

  • All door locks should be operable.
  • Doors should also open and close properly, and with ease.
  • Make sure smoke detectors are working and have fresh batteries.
  • Make sure CO detectors are installed and have fresh batteries.
  • Make sure appliances are working: dishwasher, oven, microwave, and garbage disposal.
  • Replace any burned-out light bulbs. You don’t want to leave any questions about the integrity of the electrical system.


Make Some Necessary Repairs

  • Repair Leaks, drips, or water stains. If there is water anywhere where it shouldn't be, it's time to take care of it and repair the damage it left behind.
  • Make sure all light switches operate properly, eliminating any “mystery switches” that could give buyers doubts about the quality of the electrical system.
  • Eliminate anything that wiggles, shakes or teeters. While homeowners may know where to grab the basement handrail so it doesn't wobble, buyers won't and inspectors will be sure to list the item in the report.
  • If you have any water penetration issues, in a basement for example, it's better to address it now, rather than later.

Complete A Few Chores

  • Remove debris from gutters/downspouts.
  • Trim shrubs away from the foundation and away from A/C Condenser Unit.
  • Remove wood, debris or stored items away from the foundation.
  • Clear debris from under the refrigerator.
  • Remove debris from shower drains.
  • Clear the clutter.
  • Dryer vents should be cleaned/cleared.
  • Remove “creative wiring” such as extension cords used in attic, interior and exterior spaces. 
  • Install a clean heating/A/C filter.
  • Consider having the A/C unit cleaned and serviced especially if it’s been a while.
  • Consider having the fireplace and chimney cleaned.

When There Are Pets

  • It’s best that pets are removed from the premises when possible. Also keep in mind that buyers (and inspectors on inspection day) need access to the entire home, so the garage and the backyard are not a great idea.
  • Repair pet damage. Scratched or urine-soaked wood floor, wood trim, walls, or carpet should be repaired or replaced.


When There Are Children/Babies

  • Consider propping baby gates open so that walking through the home is easy.
  • Reduce toy clutter if possible.

Central Ohio open houses are not for lazy agents

Real Living ecard Open HouseCentral Ohio open houses are not for lazy agents.  Real estate agents... open houses are a lot of work if done right. I doubt anyone "lazy" would do an open house, they are a lot of work. 

Parts of Central Ohio are great for open houses, other parts?  Not so much.

ActiveRain a national real estate network has been a hot bed of debate lately about whether open houses are good or bad. Whether open houses work or do not work.   Whether agents who tell their sellers to have an open house as part of their marketing are lying to them.  The lie?  That the agent holding the open house will meet people at the open house and show them other homes, once they've determined the Open House is NOT what the buyer wants.

I think home owners are a lot smarter than that.  At least in Central Ohio.

Are agents that don't hold open houses lazy? No.  Open houses don't work everywhere. Rural areas?  Not all parts of Central Ohio are good for open houses, so I would have to assume that agents in other markets know their market...

What I don't understand is why  Revolting REALTORS®* want all agents to NOT hold open houses because open houses do not work in their market.  Or in their marketing plan.  Or their calendar.

Lowes via Rismedia and RealTown weigh in on the debate  talking directly to consumers from sea to shining sea. The debate rages on...  In Tips for a Successfule Real Estate Open House  author Paige Tepping and Lowes say to home sellers:

"The Sunday real estate open house is a longstanding ritual in the real estate marketplace, and many homes have been sold on a lazy Sunday afternoon. When used properly, open houses can be a great marketing strategy. "

Central Ohio open houses are not for all neighborhoods

Clintonville is usually a great area for open houses.  A coworker said she had 45 people at her open house last Sunday. She had an appointment to write an offer on the house with a couple who'd attended the open house Sunday. 

Worthington is usually a great area for open houses...  the older the better if you get my drift.  OK I am saying an open house in Old Worthington is usually good. City of Worthington open houses are better than open house in homes in Worthington schools, in the City of Columbus  or an unincorporated area.

Lewis Center... not so much... well I am writing this post about Franklin County so let's just ignore that county to the north for now.  Not as good an area for an open house in my  humble opinion. Given my druthers I will stay in Franklin County most Sunday afternoons.   There are areas in Franklin County that are not as good for open houses than others. I would have said Minerva Park would not be a good area for open houses before 2006. I would have been wrong.

Sometimes the open houses in Clintonville or Old Worthington can be too busy.  How can you talk to everyone?  There are people who just want to look at decorating.

Central Ohio has something that other parts of the country do not actually have.  A brokerage that has elevated the Open House via their website.  The Real Living HER Open House List is the best there is in Central Ohio... but maybe I am biased.

There will NOT be a lot of Real Living HER Open Houses this weekend. Have a great Labor Day weekend. 2nd Sunday Open House Next weekend is the Real Living's third Second Sunday Open House... there will be lots of Open Houses in Central Ohio open house country.

Pets are NOT People

Too political?  I really just wanted a photo of dogs playing poker. 

This or one with Goldman Sachs are all I could come up with...both licensed with a Creative Commons license from notionscapital on Flickr.   I went with insurance giant AIG.

Dog gone it...  "Pets are NOT People" 

The dog is going to play cards!!!  I am not even sure if it is poker, bridge, pinochle or 'go fish' but he is going to a card party... not staying home for an open house.

This is a Re-Blog of Randy Ostrander's Pets are NOT People...  to some of us they are people... or almost are.   He is a wonderful dog but I don't believe he would like having strangers walk into his home or his yard. So he is going to play cards!

Options.. there are options.  Neighbors fenced yard during a showing?  Doggie day care.  I had clients who used to take a laptop, a movie and their five cats to the park when I held their home open.  You gotta love cat lovers dedicated to getting their home sold.

I want to thank dog, dog owner and other human card players for the dog going to play cards...

Pets are NOT People

 

I will try and make this as clear as possible without offending the pet owners of the world. First...I love animals, I would never condone getting rid of your pets. Having said that, some need it pointed out they are not people. They do not help sell houses, whether because they are soooo cute or because they are a bit intimidating. Bottom line is if the buyer is looking at your pets, they are not looking at what you are selling. Your little family member that would never ever hurt no one just growled at my buyers child. End of showing...nice. While you may not notice it, you can smell both dogs and cats and some buyers are offended by the odor. Again, I will not argue whether or not your animals are clean but the only opinion that counts right now is the people who just left your showing because they were offended. It amazes me how sellers will spend days painting trim, shampooing carpets and making repairs but will not remove their pet during a showing. If your pet is truly a family member take it with you on a family walk while I sell your home. In today's market you may only get one shot at a sale, do you want to take a chance on it not happening because you disagree about your pets place in society? It would help your agent a lot to realize your pets are not people and should be removed for showings.

Notice above with either cute or scary pets pets around you are not focusing on the home for sale. Just a thought.

Revolting Realtors

Revolting Realtors... nationwide real estate agents are revolting against the tyranny of open houses.  The revolting Realtors aren't going to do open houses anymore... Open houses  don't work for them.  Open houses are not a good use of their time.

I have to agree if open houses don't work don't do them.  Do we all have to stop doing them though?  Why?

I am not going to tell you lots of houses sell because of most open houses.

I am not going to deny bad things have happened during open houses. To real estate agents and to property.

Yes as a seller you do have to secure your  valuables during an open house.  You may choose to not have an open house, if the risks outweigh the benefits.

The 221 comments on Moroff's discussion with his peers about stading standing firm against doing open houses are hidden because of a technical glitch.  I was not aware of the post, so I don't know if it is all agreement or if some said they would still do open houses.  221 comments is a lot of comments. 

Moroff's post was "Re-Blogged" 10 times.   Most of the "Re-Bloggers"  support the Realtor Revolt against open houses.

Powell Property Participates in the National Open House Sunday

And you thought Sunday November 4, 2007 was just the day to fall back...  It's National Open House Sunday!

Nationwide:

National Open House Sunday... so far my Powell Open House is the only one in Central Ohio on the Open House 8525 Northbluff Lane Listing Sitelist for Central Ohio... but David Childress of Real Living Realty One in Akron has an Open House on the first National Open house list too...


An Open House opportunity? If you went to my Powell Ohio Open House at 2:00 and then drove like "a bat out of hell" could you get to David's Open House... nah and our open houses are two very different price ranges... two very different buyers. 

...could you make it to any open houses in neighboring states? PA, MI, IN, KY? Why?

Statewide:

In an email from the Ohio Association of Realtors:

"OAR Web site to promote open houses...

An exciting new marketing tool, designed to increase exposure of "open houses," will soon be made available for statewide use by Ohio's REALTOR community. Read more..."  Although red and linked the "read more..." in the email from the Ohio Association of Realtors did not WORK for me...

Local:

So far this week.... Real Living HER's Open House list on website have 177 listings as of Tuesday morning... Not all 177 are Sunday open houses.  Some are each day of the weeks as this list has Open Houses for new construction and there are homes that are held open other than the typical Sunday Open House too... but the list of Real Living HER's (Central Ohio) Open Houses is more homes than are on the National Open House Sunday list.  We are one of four Powell homes on the list for Sunday but so far we are the only house featured on the "National Open House Suday List.
