However neither open house is "open" on January 1, 2012, New Years Day, both open houses are January 8, 2012.   A new listing in Lewis Center, joins a listing in Hilliard on the Real Living HER Open House List.  After the first of the year there should be more open houses on the open house list.

Columbus Home Prices are UP - November 2011

Columbus home prices

The graph shows single family home prices for the past 15 months for the Columbus City School District.  The average Columbus home sale price is climbing steadily.  The $107,000 average price in the school district is the highest it has been in the 15 months on the graph.  

Home prices of single family homes in the Columbus City School District are rebounding.  That is not true in some of the suburban school districts.  

Columbus home prices a market report for November 2011

Average active (for sale) price - $116,000

Average sale price - $107,000

Columbus single family home sale prices were up 18.9% in November.  The average active price for a single family home in the Columbus school discrict was up slightly too, 0.9%.

Columbus, Ohio 43202, average sale price was $100,000 down 36.3%
Columbus, Ohio 43214, average sale price was $190,000 down 18.5%
Columbus, Ohio 43220, average sale price was $238,000 down 36%*
Columbus, Ohio 43221, average sale price was $244,000 down 30.9%*
Columbus, Ohio 43224, average sale price was $62,000 up 24%
Columbus, Ohio 43229, average sale price was $73,000 down 25.5%*
Columbus, Ohio 43235, average sale price was $169,000 down 32.1%*

* There is more than one school district in many zip codes, for example the 43235 zip code has homes in the Columbus, Dublin and Worthington school districts.

Home sale prices are still down in many north Columbus zip codes.  Seems as if home prices are rebounding in the more affordable areas of the school district, most of the north side home prices are still down from a year ago.

The Columbus City School District is huge and diverse in home style, size and price.  Areas in Columbus schools include some of the homes in the West Worthington area which is the Columbus, Ohio 43235 zip code, the Clintonville area on Columbus north-side including the Columbus, Ohio 43202 and 43214 zip codes, parts of north-east Columbus, areas with Westerville, Gahanna and New Albany addresses and more.  The graph and data is for all neighborhoods throughout the area in the Columbus City School District, the largest local school district.

The Columbus Board of REALTORS (CBR) announced November 2011 sales December 21, 2011:

Columbus City School District real estate market November 2011 (a .pdf showing stats for the Columbus City School District)  The average price in November according to this report is $111,272 up 20.2% from a year ago.  This is all residential (includes condos.)  Due to very expensive downtown condos, condos raise the average price of residential properties in the Columbus City School District  unlike many suburban school districts.

The Columbus Board of REALTORS reports residential properties (includes condominiums.) The focus of the news release from the Columbus Board of REALTORS this month was sales increase but it says sale prices were down in November for the entire mls (multiple listing service.)  November 2011: Columbus Home Sales Up

"The Barn",  New England Homes office and sales center will be closed December 24 and 25, 2011 and December 31, 2011 and January 1, 2012 for the holidays.

The sales center, staffed by Real Living HER Builder Developer Services on weekends will be closed like most central Ohio businesses for the next two weekends...Happy Holidays!  We are all of course working the week between the holidays... aren't we?  Happy Holidays!  The sales center is at 5191 Columbus Pike, Lewis Center, Ohio 43035 (Route 23, just north of Shanahan Road.)

The New England Homes - Ohio site has some floor plans, but New England Homes is a real custom builder... you are not tied into these or other floor plans.

The Real Living HER Open House List for Sunday, December 25, 2011 has one open house! 

Open on Christmas signOPEN ON CHRISTMAS DAY - Is the Hilliard Ohio open house the equivalent to a Chinese restaurant being open on Christmas*?  No, the listing agent of the Hilliard Home  is being proactive and advertising a January 8, 2012 open house.  Merry Christmas! 

The Real Living HER Open House is in real time so an agent who does not celebrate ChristJoey Chang's restauarant Mill Run Hilliardmas could theoretically add an open house for Sunday!!! You may look at the Real Living HER Open House List Saturday and see a dozen homes that will be open, in the future.  Each open house tells you the day and time of the open house...  

Looking for a Chinese restaurant... 

Looking for a Chinese restaurant open in Hilliard on Christmas?  I just happen to know Joey Chang's at Mill Run is open Sunday, December 25, 2011.  It is a tradition for some people to go to movies and a Chinese restaurant on Christmas Day.

Hilliard Home Prices - November 2011

The graph shows single family home prices for the Hilliard school district for the past 15 months through November 2011.  Hilliard home prices are down in the past year.  Good time for a home buyer in Hilliard.

The Columbus Board of REALTORS announced November 2011 sales today December 21, 2011:

The real estate market in the Hilliard City School District,  the average sale price was $159,500, down 5.5% from November 2010.  The Columbus Board of REALTORS reports residential properties (includes condominiums.)   The focus of the news release from the Columbus Board of REALTORS was sales increase but it says sale prices were down in November for the entire MLS.  November 2011: Columbus Home Sales Up

Hilliard home prices a market report for November 2011

Average active (for sale) price - $242,000

Average sale price - $176,000

The average active (for sale ) price is down 7.6% from a year ago.  The average sale price of a single family home in Hilliard schools is down 12.4% from November 2010. 

Hilliard homes for sale - neighborhoods

The homes for sale in Hilliard in the graph are all those in the Hilliard City School District.  Hilliard school neighborhoods included Ballantrae, Britton Farms, Brookfield Village, Cross Creek, Darby Glen, Golfview Woods, Hilliard Green, Hoffman Farms, Mill Run, Ridgewood, The Glen,  Westbrook and others.  The neighborhoods are all in the Hilliard City School District and are in the Cities of Columbus, Dublin, or  Hilliard or unincorprated areas (townships) within the Hilliard school district boundaries.  The school district boundaries in central Ohio were in place long before the Hilliard area was developed.

Mill Run: The Grass is Greener

Irrigation systems are not all that common in central Ohio. They certainly are uncommon in homes under $200,000.

 

  • 496 properties single family homes in the Columbus Board of REALTORS mls are listed as having an irrigation system.   
  • 54 homes priced under $250,000 of 7278 properties .7%
  • 32 homes priced under $200,000 of 6401 properties .5%
  • 12 homes priced under $150,000 of 4903 properties .24%


Irrigation systems the 496 of  9,461 single family properties on the mls (multiple listing service) at 9:42 AM EST on December 19, 2011 total.  That is .5% 

The 9461 homes were all the homes in the Columbus Board of Realtors mls, all counties.  An irrigation system is just NOT that common. A green irrigation system is really rare.

The Mill Run website describes why the grass is greener in Mill Run:

Mill Run the big pond

"A master irrigation system with about thirty (30) miles of pipe and 1,700 sprinkler heads covers all street rights-of-way and pond easements. The system is designed to also irrigate all private properties within the 350 acre complex. The master irrigation system draws water from the central pond which totally eliminates the use of potable water and significantly limits the use of natural surface or subsurface water resources for the irrigation of turf and plant materials on the total project site. The irrigation system uses harvested or captured rainwater for watering all landscaped areas."

The Mill Run development was built inside 270 in the mid 80s.  Part of the Mill Run mixed use development is in the City of Columbus and part is in the City of Hilliard.  I believe the entire Mill Run development is in the Hilliard City School District.  It is always important though to check the county records of any property you are interested in  to verify the school district.

Mill Run has office buildings, retail, a huge church, restaurants, retail and residential properties including apartments (I do not work with rental properties), condominiums and single family residences.

Extreme Makeover: Home Edition - Christmas 2011

Extreme Makeover: Home Edition t-shirtThe Christmas 2011 Extreme Makeover: Home Edition episode airs Friday December 16, 2011.   The 2011 Christmas episode was shot in Columbus last summer.  I volunteered the first day but through a series of events was not able to participate but I got a T-shirt.  

Breaking NEWS the Extreme Makeover: Home Edition program was canceled today. The last show of Extreme Makeover: Home Edition wil air in January 2012.   

The Christmas show will air on Friday December 16, 2011 at 8:00 PM on channel 6.  

EDIT - There will be a 7 PM behind the scenes show as well locally. 

P & D Builders,a central Ohio custom builder razed and rebuilt the home off Cleveland Avernue in a week in the summer of 2011 with the help of a bunch of Santa Clauses for the  Christmas 2011 Extreme Makeover: Home Edition episode.   

In 2006 Extreme Makeover: Home Edition filmed an episode where MI Homes built a home, Real Living HER was involved with that event.  That show aired in early 2007.

I am hoping for a mild winter in Columbus, Ohio this year so perhaps this is unneccesary. I have heard the Old Farmers Almanac is calling for an UN mild winter here though.  Darn!

Winter Sales Tips

Need to sell your home during the winter months?  Don’t despair.  I know there are many real estate agents that suggest giving a listing some rest during the short winter days, but here’s what it could mean for your listing:

    
    If staged right on the outside, it can stand out amongst other homes that look drab and dreary

     There are fewer homes on the market to compete with yours (all the others just took a break)

           Buyers who trudge out to look at home during the winter are usually serious buyers, it isn’t a past time like it can be during the summer. 


If you are considering listing through the winter, here are some tips to help make yours stand out!
 
  

Make sure your photos show the winter months, they might highlight your garden during the summer, but your photos need to reflect the correct time of year.


Turn all your lights on for showings, it is darker out earlier, and usually a bit drab, don’t use energy efficient bulbs (for just a little while here), brighten up your home with all them lamps you can muster, and make sure the darkened
             closets have their lights on as well.

Always leave your front outside lights on.  Even if you don’t have a showing, there are plenty of folks who drive by, put your best foot forward, always.  See my home selling tips for adding splashes of color to the outside as well!

Provide a chair or bench by the front door to remove their shoes or put on booties so it is easy to preview your home even if the weather outside might promote tracking inside.

The smells of your home are much more prominent in the winter months since things are closed up.  Be aware of this and clean more often.  Boiling a pot of water with vanilla and cinnamon is a great way to make your home warm and
             inviting.

Clear off all the walks and steps, including decks!  People do want to see the outside as well, it is hard to access if you have 2 feet of snow piled against your patio door. 

If you live in a condo, make sure the common areas remain clean.  If your HOA is not keeping up with what is being tracked in, you may have to get the vacuum or broom out yourself to present an attractive approach to your home.
