Winter Solstice

It's about time.

Winter arrives today at 7:22 P.M.in Columbus Ohio.   The Winter Solstice listing in Wikipedia confused me. It says the 2006 Winter Solstice is December 22, 2006.  I went back to check, 0:22 A.M on December 22, 2006 UTC or GMT.

"UTC is Coordinated Universal Time, GMT is Greenwich Mean Time." according to the site with the time converter above.

It's about space.  Today is the shortest day of the year... and the longest night of the year. 

Today is National Homeless Persons' Memorial Day"Sponsored by the National Coalition for the Homeless and the National Health Care for the Homeless Council (NHCHC)."

Tom Barlow of Blogging Ohio wrote of recent state legislation. We now has an official amphibian, an official sandwich and today is Homeless Persons' Memorial Day in Ohio: 

"The 21st of December is now "Homeless Persons' Memorial Day." Do you suppose there's a connection between our ambivalence about the homeless and the fact that that this falls on the shortest day of the year? I wonder if Hallmark makes a card for this yet."

pssst  Tom...  we'll still get 24 hours... the longest night of the year is the connection... The Longest Night is one of the Winter Solstice celebrations.

Homeless Shelters in Columbus are a great place for a holiday donation, whether you celebrate Christmas, Chanukah, the Winter Solstice, Kwanzaa or another holiday this time of year.

Worthington Area Market Report

There are areas of the City of Columbus which are in school districts other than the City of Columbus School district. Parts of northwest / north Columbus are in the Worthington School District.  For example some neighborhoods off Smoky Row Rd, the Hard Road area and off Flint and Park Roads are in the City of Columbus but the Worthington school district.    

The problem with the TrendGraphix Market Reports I create for my blogs is that they are only available for an MLS area.  The problem with our MLS areas are they've been around a long time and they really don't make a lot of sense. The good news is I believe we will be getting away from MLS areas because of what we can now do with mapping .   

Buyers don't come to REALTORS® and say "I want to buy a home in MLS area 21 or area 31."  Buyers say 'I want to be in the Worthington School District'  or 'I want to be in the Westerville area'   or 'I want to be in the Columbus School District.' Some buyers don't care at all what the school district is, but want to be in Northwest Columbus, or Northeast Columbus, the Clintonville Beechwold area or the campus area or a number of other areas. 

The school districts in the state of Ohio pre-existed much of the development of the City of Columbus.  There is an agreement called the "Win Win Agreement"  that allowed the city of Columbus to grow by annexing property in other school districts. However the Worthington School District is not part of the Win Win Agreement.  The City of Columbus and the Columbus School District had an agreement with the Worthington School District before the Win Win agreement was negotiated affecting areas in a number of suburban Central Ohio school districts. 

Forty properties sold in November that were in the Worthington school district and the City of Columbus or a township, either Sharon or Perry (not in the Worthington Corporation limit) according to the MLS.  A year earlier the (second table below) 44 homes sold during the month of November.

Remember these are single family homes, townhouses and condos lumped togther.

Neighborhoods included in the November 2006 sales above include: Smokey Ridge Estates, Brookside Estates, Worthington Green, Geoffrey Estates, Smoky Mill, Worthington Hills, Olentangy Highlands, Western Hills, Christopher Woods, Woods at the Josephinum, Village at Worthington, Westworth Village, Worthington Village and Summerwood.  The condos represented in these statistics include: Wothington Woods, Worthington Park, The Farms, Woodbridge Village and Worthington Glen... again these neighborhoods are not in the Worthington Corporation they are in the City of Columbus or a township.  They are in the Worthington School District.

Just single family homes available now and the 29 sold in November 2006:  

More affordable pricing than within the City of Worthington but not as inexpensive as it looks when I bunch all the condominiums and townhouses in to make it comparable to the graphs on my blog.  A more true picture of life in a City of Columbus neighborhood in the Worthington School District.

The city of Worthington does have some affordable neighborhoods too and the difference in pricing is not as extreme as other areas of Central Ohio. 

Columbus areas 21 and 31    

The graph above is for two MLS areas that are in the City of Columbus and the Worthington School District.  Both MLS areas have some neighborhoods which are Worthington Schools but one also has neighborhoods  that are in the Columbus, and Dublin school districts.  The forty homes sold in the Worthington School District are among the 80 homes on the graph above.

Worthington (w/ in Worthington Corporation or the Village of Riverlea) November 2006 sales   Average sold price in the City of Worthington in November 2006 was $225,000 (remember this is single family, townhouses and condos lumped together. )

Dublin Area Market Report

Neighborhoods included in the 2006 sales above include: Summitview Woods,  Summit Forest,  Riverside Hills, Riverside Green,  Sawmill Forest, Summerwood (part of Summerwood is in Worthington Schools), Misty Meadows and McKitrick Estates.  Another thing I despise about  Trendgraphix is it lumps condos, townhouses (fee simple) and condos in together.  The 26 November 2006 sales included sales in  Tullers Plantation, Shiloh Station, Northdridge Village, Bethel Village and  Millcreek Commons... too broad a price range. I would like to be able to do graphics for single family only, condominium only.

Areas 01 and 21  

The graph above is for two MLS areas that are in the City of Columbus and the Dublin School District.  Both MLS areas have some neighborhoods which are Dublin Schools but one also has neighborhoods  that are in the Columbus, and Hilliard school districts.  The other MLS area also has neighborhoods that are Columbus schools and  Worthington Schools.  The 26 homes sold in the Dublin District are among the 109 homes on the graph above.

Dublin (w/ in Corporation) November 2006 sales  Average sold price in the City of Dublin in November 2006 was $327,000 (this is single family, townhouses and condos.

When I moved to Columbus the first house we (my husband and I)  put in contract was in the Ballymead , the agent we were working with told us it was in the City of Dublin.  Ballymead is in the city of Columbus, but the Dublin City School District.  Ballymead has a Dublin mailing address.  I think back and wonder if she really knew the house was not in Dublin (the MLS areas were C01, C21, C31 back then... the C stood for Columbus) or if she was confused, that was back when everyone worked for the seller in a sale, the days of subagency. Still you could not misrepresent the house was in a community it was not in, I think she was confused.

Grandview Heights Market Report

Consumers:  Please visit Discover Columbus for CURRENT Central Ohio Real Estate Market Reports - this is old news but for some reason there are still a lot of views.  Although ActiveRain / Localism has a category for market reports a local ActiveRain member was highly opposed to my sharing this information.

The numbers in the chart below are single family, townhouse and condominiums for sale and sold in the City of Grandview Heights, Ohio, a suburb of Columbus. This report and the graph shows market demand by comparing current inventory to number of homes sold in a 15-month period. 

Grandview is one of the healthiest markets in Central Ohio now from what I see in the chart below, although there is still more inventory on the market this year than 2005. Market days are 27 days longer than a year ago.  I had clients who would have killed for a home in Grandview Heights go in contract on a wonderful home in another Central Ohio community this week. Just nothing in their price range.

These are the single family, townhouse and condominiums for sale and sold in the City of Powell (Powell Corporation.) Powell is a suburb of Coumbus Ohio. The report shows market demand by comparing current inventory to number of homes sold in a 15-month period. 

It is a great time to buy a home in Powell, lots of inventory although some sellers have taken their homes off the market for the holidays (sadly, they did not sell.) Inventory is down from October. Inventory will go back up after the holidays, it always does.

The numbers below are single family, townhouse and condominiums for sale and sold in the City of Dublin (Dublin Corporation.)  Dublin is a suburb of Columbus in Central Ohio. The graph above and chart show market demand by comparing current inventory to number of homes sold in a 15-month period.   Dublin Ohio is in Franklin and Delaware County, but for Active Rain, Dublin is considered Franklin County, these statistics are for the entire corporation regardless of county. Sales are down in Dublin, it's a great time to buy.

Lewis Center and S.E. Suburban Delaware County Market Report

Consumers:  Please Visit Discover Columbus for CURRENT Central Ohio Real Estate Market Reports - this is old news but for some reason there are still a lot of people visiting.  Although ActiveRain / Localism has a category for market reports a local ActiveRain member was highly opposed to my sharing this information.

The numbers here are the single family, townhouse and condominiums for sale and sold in the Lewis Center and Galena areas in the south east portion of Delaware County. A Central Ohio suburban area north east of Columbus.  Mainly this includes the Polaris area, Lewis Center, Orange Township and Genoa Township, this does not include Sunbury.  The report shows market demand by comparing current inventory to number of homes sold in a 15-month period.

Clintonville Area Market Report

The numbers in the chart below are single family, townhouse and condominiums for sale and sold in the City of Columbus, Clintonville area. Clintonville is on the north side of Columbus.  The graph and chart show market demand by comparing current inventory to number of homes sold in a 15-month period.  The statistics are for the Columbus Board of REALTORS® MLS area that contains, Clintonville, Beechwold, Salem Village and other small neighborhoods, on Columbus north side. 

Clintonville area 2006 sales were very close to 2005.  There's a big difference in the average sold price year to year.

Delaware County Market Report

 

 Delaware County For Sale and Sold

These number reprsent single family, townhouse and condominiums for sale and sold in Delaware County. This includes the City of Delaware, Powell, the Lewis Center area, Galena, Sunbury and lots of townships.  This report and the graph shows market demand by comparing current inventory to number of homes sold in a 15-month period. 

Sales are down, inventory is up.  Sale price is down... sold price to listed price is down.  Great time to buy a house. The days on market is way up.
